不動産の仕事は見ず知らずの人に交渉しなければならない
そんな事が良くあります。
一番多いのは道路の掘削許可ですね。
私道に接した土地を売る場合
その私道の所有者から
上下水道の引き込みのための掘削を許可する
そう書いた書面を取る事になります。
まぁしかし相手の人格次第って事になりますから
本当にやっかいですね。
人間は概ね二通りあって
自分の利害に関係が無ければ
一切協力しない
って人と
お互い様ですから
と言って気持ちよくサインしてくれる
そんな人たちに分かれます。
面白い事に
これは社会的地位とは全く関係ないんですよね
と言うより
地位が高くて出世してる方が冷たい対応の事が多いように思います。
残念ながら相手の協力が得られなければ
諦めるしかありませんが
そんな時にいつも思いますね。
土地は私有財産ですが
もっと公共の目的のためには制限した方が良い
と
この私道の掘削許可の問題に関して言えば
インフラ整備は所有者の合意は要らない
そうしてもらえば
先進国でありながら
市街地に問題だらけの不動産がたくさん存在する異常な状態は解消されると思いますが
どうも日本は政治の力が弱いので
問題を根本的に解決するような方向には進めませんね
今回の自民党の総裁選挙でも
夫婦別姓がどうだのこうだのと言うのが政策テーマとして出て来たりしていますが
それが意味が無いとは言いませんが
そんな話よりもっと重要な事がたくさんあるのに
っていつも思いますね。
日本再生とかなんとかって話も良く飛び交いますが
私たち不動産屋の立場からすれば
再開発となれば
住民を強制的に叩き出しながら進める中国や
家賃滞納者は警察が銃を持って追い出してくれるアメリカ
そんな国を相手にすれば
そもそも競争にならない
そんな気がします。
まぁしかしそれが悪いとも言えませんから
日本はこの先もこのままでしょうし
私たちは相変わらず第三者の気持ちに怯えながら仕事をして行く事になります。
自分に関係なければ一切協力しない
そんな性格の人達
どうにもならないかと言うと
実はどうにかなる事も良くあります。
利害に関係がなければ動かない人たちは
逆に言えば
利害を作れば良いのです。
道路の掘削証明で言えば
いわゆるハンコ代
これが有効ですから
不動産屋は良くそれを使います。
私自身は
本人が知らないその人の不動産の欠陥
それを指摘して
一緒に解決しますよ
って方法を取る事もたまにあります。
まぁしかしそれも
相手と話が出来ての事です。
最近は詐欺が多いですからね
全く話を聞こうとしない
そんな人たちも増える一方です。
私の兄も知らない人からの電話は一切出ない
そう言ってましたが
多分サトウキビ畑と自宅を行ったり来たりで人生を終えるのでしょう
特殊詐欺の一番の罪は
被害者だけでは無く
高齢者を社会から切り離してしまった
不動産の仕事をしてると
そんな事も良く感じます。

when it comes to redevelopment,
it seems like there is no competition in the first place against China, which forcibly kicks out residents,
and the United States, where the police evict people who are delinquents

People who don't cooperate if it doesn't concern them
