特殊詐欺のせいで不動産も難しくなりました

不動産の仕事は見ず知らずの人に交渉しなければならない

そんな事が良くあります。

一番多いのは道路の掘削許可ですね。

私道に接した土地を売る場合

その私道の所有者から

上下水道の引き込みのための掘削を許可する

そう書いた書面を取る事になります。

まぁしかし相手の人格次第って事になりますから

本当にやっかいですね。

人間は概ね二通りあって

自分の利害に関係が無ければ

一切協力しない

って人と

お互い様ですから

と言って気持ちよくサインしてくれる

そんな人たちに分かれます。

面白い事に

これは社会的地位とは全く関係ないんですよね

と言うより

地位が高くて出世してる方が冷たい対応の事が多いように思います。

残念ながら相手の協力が得られなければ

諦めるしかありませんが

そんな時にいつも思いますね。

土地は私有財産ですが

もっと公共の目的のためには制限した方が良い

と

この私道の掘削許可の問題に関して言えば

インフラ整備は所有者の合意は要らない

そうしてもらえば

先進国でありながら

市街地に問題だらけの不動産がたくさん存在する異常な状態は解消されると思いますが

どうも日本は政治の力が弱いので

問題を根本的に解決するような方向には進めませんね

今回の自民党の総裁選挙でも

夫婦別姓がどうだのこうだのと言うのが政策テーマとして出て来たりしていますが

それが意味が無いとは言いませんが

そんな話よりもっと重要な事がたくさんあるのに

っていつも思いますね。

日本再生とかなんとかって話も良く飛び交いますが

私たち不動産屋の立場からすれば

再開発となれば

住民を強制的に叩き出しながら進める中国や

家賃滞納者は警察が銃を持って追い出してくれるアメリカ

そんな国を相手にすれば

そもそも競争にならない

そんな気がします。

まぁしかしそれが悪いとも言えませんから

日本はこの先もこのままでしょうし

私たちは相変わらず第三者の気持ちに怯えながら仕事をして行く事になります。

自分に関係なければ一切協力しない

そんな性格の人達

どうにもならないかと言うと

実はどうにかなる事も良くあります。

利害に関係がなければ動かない人たちは

逆に言えば

利害を作れば良いのです。

道路の掘削証明で言えば

いわゆるハンコ代

これが有効ですから

不動産屋は良くそれを使います。

私自身は

本人が知らないその人の不動産の欠陥

それを指摘して

一緒に解決しますよ

って方法を取る事もたまにあります。

まぁしかしそれも

相手と話が出来ての事です。

最近は詐欺が多いですからね

全く話を聞こうとしない

そんな人たちも増える一方です。

私の兄も知らない人からの電話は一切出ない

そう言ってましたが

多分サトウキビ畑と自宅を行ったり来たりで人生を終えるのでしょう

特殊詐欺の一番の罪は

被害者だけでは無く

高齢者を社会から切り離してしまった

不動産の仕事をしてると

そんな事も良く感じます。

when it comes to redevelopment, 

it seems like there is no competition in the first place against China, which forcibly kicks out residents, 

and the United States, where the police evict people who are delinquents

and we will continue to work in fear of the mind of third parties. 

People who don't cooperate if it doesn't concern them

目立てば良いって時代は終わりました

自民党の総裁選挙

１２日に告示されましたが

本当に９人も立候補したんですね。

びっくりですよね。

この人達

本当に当選する気でいるんでしょうか？

まぁそんな訳ないですよね。

石破茂とか河野太郎は何がなんでも総理になりたい

そんな思いが伝わってきますが

どうも他の人は怪しいですよね。

では何のために立候補してるのか？

まぁ想像ですが心理的にはNHK党の立花孝志と同じでしょうね

と言うより立花孝志から学んだのかも知れません

選挙は自分の顔を売り込むのには最高の場所だと

なんせマスコミが押し寄せてきますから

それまでほとんど知られてなかった

小林鷹之なんて人には効果抜群だと思いますね。

何で総裁選の当選は見込めないのにそこまでやるかと言うと

もうすぐ衆議院選挙がありますからね

当選するためには

ここで一気に名前を知ってもらいたい

そんな思惑があるのだと思います。

この話は私の考えではありませんよ

天声人語にそれらしき事が書かれてたのです。

まぁしかしもしそんな邪念で総裁選に立候補したしたら

少し考えて欲しいですね。

知名度が上がれば選挙で当選する訳ではありません。

知名度に加えて

国民が投票しようと思うような人にならないと

当選はしませんよ。

私に関して言えば

こいつだけは絶対に当選して欲しくない

そんな人もたくさんいましたからね。

自民党の候補者の皆さん

学ぶなら立花孝志ではなく立花隆から学んで欲しいですね。

そんな話はともかく

目立てば良いって物では無く逆効果も多い

特に私は最近ビジネスでそれを強く感じますね。

不動産の世界では広告は欠かせませんが

昔は派手に目立つ

これが主流でそれなりに成果もありましたが

今の時代はそれでは客から見放されます。

日本人が進化しましたから

派手なだけでは軽く見られるのです。

営業マンも昔は

とにかく明るく元気に

なんてセミナーでも指導していましたが

今の時代はデカい声はバカ頭の中身が乏しい

そんな印象になります。

飲食店でも昔は派手な看板が多かったですが

最近は目立たない場所でひっそりと営業してる店が繁盛したりしています。

ですから

この時代の変化

しっかり理解しないと

敗者となり退場

ビジネスではそんな可能性も高くなりました

４０年も不動産の仕事をしてると

本当に時代が大きく変わった

つくづく感じます。

それと選挙があるからと言って

ひたすら目立とうとしてる先生方

今日の話しっかり頭に入れて下さいね

選挙カーでがなりまくるのは完全に時代遅れですよ。

私はそれを見ただけで投票する気になりません。

日本全体がスマートになった訳ですから

政治家も合わせてくださいね。

選挙になれば改革改革の怒鳴り声

さすがに私はすっかり聞き飽きましたから

もう勘弁

って感じです。

customers will abandon you if you do that.

Japanese people have evolved, 

so you are looked down upon if you are just flashy.

In the past, salesmen were also taught to be cheerful and energetic in seminars, 

but in this day and age,

 a loud voice gives the impression of being light

In the past, 

restaurants had flashy signs, 

but nowadays, quietly operating restaurants in inconspicuous places are thriving.

So, if you don't fully understand the changes of the times, 

you'll be a loser and you'll be out.

The possibility of this happening in business has increased.

After working in real estate for 40 years,

I really feel that the times have changed a lot.

And for all the politicians out there who are trying to stand out just because there's an election, please take today's talk to heart.

クラブチャンピョン

一般の人には何の事だから分からない人が多いと思いますが

私たちからすれば憧れの言葉です。

ゴルフクラブの中で一番のプレーヤーを決める競技で優勝した人の事です。

これは凄い世界で

例えば私たちのクラブでは野球の元ホームラン王もいますし

同じゴルファーと言っても

別世界の方たちです。

私たちは競技には参加する事も許されません

参加はできませんが

参加した人とプレーする事はありますので

あれこれ話を聞くことはあります。

先日新しくメンバーになった方とプレーして

メチャクチャ上手な物ですから

私が聞きました

〇〇さん今度のクラブ選手権は出るんですか？

と

すると返ってきた返事は

私はマッチプレーが嫌いなので出ません

でした

何でマッチプレーが嫌いなのか？

私はそのマッチプレーすらやった事が無いので

不思議に思い更に尋ねました。

その方が言うには

私たちのクラブ以外に4つほどメンバークラブがありますので

かつて他のクラブのマッチプレーには参加した事があるそうです。

そして何で嫌いになったか？

って言うと

それまで普通に楽しくゴルフを楽しんでた方が

マッチプレーになると人間性が変わる

これを何度も経験したそうです。

どんな風に変わるかと言うと

普段は紳士的な人で好感が持てる人なのに

マッチプレーになるとわざと口を利かなかったり

嫌がらせをして来る

そんな人たちもいるそうです。

つまり

クラチャンがかかってなければ楽しくプレーできるのに

マッチプレーになると

突然嫌な人間に豹変する

これが嫌でもうクラブ選手権には出ない

そう言っていました。

まぁ私が知らない世界ですから

人事のように聞いていましたが

しかしその方にも少し言いましたが

人間はそもそも環境によって人格が変化する

そんな生き物ですよね。

まぁしかし一般の人は中々経験しないのかも知れませんが

この仕事をしてると

散々目にしますので

人格の多様性の理解はしっかり脳に染み付いています。

人間は利害がからまなければ

対人関係重視になりますから

良い人間を装うって生きてる人が大半ですが

利害がからめば

利益が最優先です。

そうなれば

別人格が現れる

これは不動産の仕事をしてると普通に目にします。

利益と言えばお金ですよね。

仲の良かった兄弟が

親が死んだ途端遺産の取り合いをするのは

定番の光景ですし

私が若い頃散々見てきたのは

いつもはニコニコして人の好さそうな顔をしてる不動産屋が

少しの金銭的な事で豹変して怒鳴り散らかす人達です。

まぁ二度と付き合いたくないと思いましたね。

今でもたまに見かけますが

この大声で威嚇する不動産屋の皆さん

気をつけて下さいね。

私が知る限り

皆さんロクな人生にはなりません。

大体人が離れて潰れていきますが

突然病気になったり

あるいは家族が出て行って孤独死とか

まぁそんな感じです。

ですから

不動産は大金がからみますから

そこではよほど意識して人格を保たないと

不幸の始まりになる事もあるのです。

不動産屋になる前には

とても人望があって

立派な人間だったのに

不動産の世界に入った途端

人格が変わり

人が去り人生がうまく行かなくなる

そんな人たちもたくさんいます。

商売は

人が寄って来て繁盛する訳ですが

不動産もその原理は全く一緒です。

お金に執着する余り

人格の悪い部分が暴れ出すと人は去って行きます。

そうなれば

加速度的に業績が悪化して

人生が劣化していくのです。

不動産は大変難しい仕事ですが

その中でも私が一番難しいと思うのは

自分自身の人格を保つ事です。

普通は自分の人格の変化は自分自身では分かりませんが

簡単に知る方法があります。

それは

争いごとが増えてないか？

それをチェックする事です。

私たちの仕事で言えば

同業者より

家主や入居者との軋轢

これが増えてないか自己チェックすれば良いのです。

そうすれば

知らない内に

自分が独善的になり傲慢になってる

この事に気づくはずです。

私の場合は友人たちが去り始めて気づく事ができました。

まぁそう言っても

自分を客観的に見る

なんてのは難しいですが

一日が終わったら

その日にあったトラブル

これを思い起こせばよいと思います。

そうすれば

大半のトラブルは

実は相手ではなく自分に原因があった

これに気付くはずです。

まぁ私自身若い頃は軽率で傲慢でしたからね

ただいつもそうやって自己チェックをしてきましたので

なんとかかんとかここまでこの仕事で食べて来れたのです。

周りがとんでも無い人間だらけになったら

あなたが一番とんでも無い人間になった

その位に意識した方が良いと思います。

Club Champion

I think many people don't know what it means, 

but for us it's a word we admire.

It's the person who wins the competition to decide the best player in a golf club.

It's an amazing world.

For example, our club has a former baseball home run king,

and even though they are the same golfers,

they looks like come from a different world.

We are not allowed to participate in the competition.

But we do play with people who have participated, 

so I can hear about what it is from them.

I played with a new member the other day, 

and he was really good, 

so I asked him,

"Are you going to play in the next club championship?"

The answer he gave me was, 

"I don't like match play, so I'm not going."

Why do you hate match play?

I asked again

He said he is now member of four member clubs 

and that he had participated in match play at other clubs in the past.

And why did he hate it?

He said that he had experienced that players changed their character dramatically

How did they change?

Some people are likeable and gentlemen,

but when it comes to match play, 

they deliberately stop talking or start harassing others.

In other words,

if there is no club championship, they can play happily, 

but when it comes to match play,

they suddenly become unpleasant people.

He said that he hates this and will never play in club championships again.

Well, it's a world I don't know, so I was listening to it as if it were another world 

but as I said to him,

humans are creatures whose personalities change depending on their environment.

Well, it may not be something that ordinary people experience very often, 

But in this job,

we see it a lot, 

so the understanding of the diversity of personalities is firmly ingrained in my brain.

When there are no interests involved,

people place importance on interpersonal relationships, 

so most people live their lives pretending to be good people, 

but when interests are involved,

profits come first.

If that happens, 

a different personality will emerge. 

You see this all the time in the real estate business. 

Profit means money, right? 

It's a common sight to see siblings who were close to each other fight over the inheritance as soon as their parents die, 

and when I was younger 

I saw a lot of real estate agents who were always smiling and friendly, 

but had suddenly change their attitude and start yelling over a small financial matter. 

I never wanted to deal with them again. 

I still see them sometimes, 

but please be careful, real estate agents who shout and intimidate. 

As far as I know, 

they don't have a good life. 

Most of the time, 

people leave them and they go bankrupt, or they suddenly get sick, or their families leave and they die alone, or something like that. 

So, because real estate involves a lot of money, 

if you don't maintain your personality, 

it can be the beginning of misfortune. 

There are many people who were very popular and respectable before they became real estate agents, 

but as soon as they entered the real estate world, 

their personalities changed, 

people left them, and their lives didn't go well.

Businesses thrive because people are attracted to them, 

and the principle is exactly the same in real estate.

When you too obsessed to money and the bad parts of your personality start to come out, people will leave you.

When that happens, your business performance will deteriorate exponentially, 

and your life will deteriorate.

Real estate is a very difficult job, 

but I think the most difficult thing about it is maintaining your own personality.

Normally, 

you can't aware if your personality has changed by yourself, 

but there is an easy way to find out.

That is, 

check to see if there are more conflicts.

we just need to check to see if there is more friction with landlords and tenants than with our fellow professionals.

If you do that, 

you will realize that you have become self-righteous and arrogant without even realizing it.

In my case, 

I was able to realize this when my friends started to leave me.

That being said, it's hard to look at yourself objectively, 

but at the end of the day, I think it's best to think back on the troubles you had that day.

 If you do that, 

you'll realize that most troubles were actually caused by yourself not the other person. 

I was reckless and arrogant when I was younger,

 but I always checked myself like that, 

and somehow I've managed to make a living in this job.

論理VS感情

昨日はゴルフに行こうか迷いましたが

結局行かない事にしました。

何で迷ったかと言うと

トランプとハリスの討論会を見たかったからです。

そして朝起きて

やっぱり討論会を優先しようと決めた訳です。

結果は見て良かったですね。

どんな名作のドラマより私にとっては面白かったです。

それと私たちの仕事でも大いに参考になりますよね。

たくさんの人に訴える訳ですから

他人を納得させると言う意味では

世界チャンピョンを決めてるような物です。

前回のバイデンとの討論会では

トランプが圧勝

と言うよりバイデンが自滅して

候補者の交代が行われた訳ですが

今回は私の採点では

ハリスさんの圧勝です。

まぁ私の評価がそのままアメリカ国民の評価になる訳ではありませんが

世論調査の結果が気になる所です。

ハリスさんが新しい候補者になった頃は

余りにも明るくケラケラ笑う物ですから

私には軽く見えて

トランプには勝てない

そう直感しましたが

今回はイメージが全く違いましたね。

敏腕検事の本質が見えたって感じでした。

論理で攻め立てるハリスさんと

相変わらず妄想交じりの話を持ち出すトランプさん

まぁ両極端の候補ですよね

私としてはハリスさんに勝って欲しい

そう思いますが

残念ながら人間社会は

私とは真逆の人と達もたくさんいる訳で

支持率は拮抗してますよね。

私は今はそんな人間社会を理解していますが

若い頃はその理解が足りずに

随分仕事を取りこぼしました

つまり

自分の価値観を顧客に押し付ける

そんな傾向が強かったのです。

例えば

せっかくお客様が購入したいと言っても

これは高すぎますから止めましょう

なんて言った事も良くあります。

結果お客様は私から買えなければ他の不動産屋を通して買えば良い訳で

私のアドバイスなんて何の価値もありませんでした。

まぁ若かったですからね

視野が狭かった

今になるとそう思います。

ただ今は封印してるとは言え

元来私も論理型ですから

今でもそれが営業の妨げになる事はあります。

私の考えを押し付けて

顧客の購入機会を失わせては申し訳ありませんからね

どうしてるか？

って言うと

極力社員がやってる事に口を挟まない

って事です。

私が出しゃばればまとまる話もまとまらない

これも間違いありませんから

社員の努力も水泡に帰す事になります。

そんな訳で

今回のアメリカ大統領選挙は

見事に論理型とイメージ型の勝負になっていますが

私の感覚で言えば

ハリスさんの圧勝ですが

実際にはトランプが勝つかも知れません

そうなったらそうなったで

自分が少数派だと認めて受け入れる

この気持ちは持っています。

実際に私は社内でも少数派ですからね

と言うより私と同じタイプは他にいません。

ゴルフに行かずに

アメリカ大統領候補の討論会を優先した

これだけで社員からは

変わり者よばわりされそうな気がします。

I was wondering whether to go golfing yesterday, 

but in the end I decided not to go.

I'm glad I watched the debate

I found it more interesting than any great drama.

They had appealed to a lot of people, 

so in the sense of convincing others,

In the last debate with Biden,

Trump won by a landslide. 

Or rather, Biden self-destructed 

and the candidate was changed, 

but this time, in my evaluation,

Harris won by a landslide.

Well, my evaluation doesn't necessarily reflect the evaluation of the American people,

so I'm curious to see the results of the next opinion polls.

When Harris became the new candidate, 

she was so cheerful and laughed a lot 

to see that

I had a feeling that she couldn't beat Trump,

 but this time, my image was completely different.

I felt like I saw the true nature of a skilled prosecutor. 

Harris attacks with logic, and Trump continues to bring up delusional stories. 

They are two polar opposite candidates, aren't they? 

I want Harris to win, 

but unfortunately, human society is full of people who are the complete opposite of me, 

so their approval ratings are evenly matched. 

I understand human society now, 

but when I was younger, 

I didn't understand it enough and missed out on a lot of work.

In other words,

 I had a strong tendency to force my own values on my customers. 

For example, even if a customer said they wanted to buy something, I would often said 

“This is too expensive, so let's not buy it.'' 

As a result, if the customer couldn't buy it from me,

 they could just buy it through another real estate agent,

 so my advice was worthless. 

Well, I was young, 

so my perspective was narrow. 

Looking back, I think so. 

Although I've sealed it away now, 

I'm originally a logical person, 

so it still gets in the way of sales. 

I would feel bad for forcing my ideas on my customers and causing them to lose the opportunity to buy, 

so what am I doing? 

I try not to interfere in what my employees are doing as much as possible. 

If I get too involved, 

things that should have been agreed upon will not come to fruition,  

so all the efforts of my employees will go to waste. 

That's why this US presidential election is a battle between logic and image, 

and while have desire that Harris will win by a landslide, 

Trump may actually win. 

If that happens, 

I will accept that I'm in the minority. 

I'm actually in the minority in my company, after all. 

Or rather, there's no one else like me. 

I feel like I'd be called an oddball by my employees just for prioritizing the US presidential debate over going golfing.

40年以上前に染み付いた間違いをたった一言で気づかされた

私はこのブログで何度も

大学を卒業して最初に就職した会社が詐欺会社

だったって話を書きましたが

その度に

人間は元来悪の心を秘めた人が多い

そんな結論を書いてきました。

なんせ一緒に入社した２６人いましたが

詐欺会社だと分かっても

私以外は誰も辞めませんでしたからね。

ただこの話

私の大間違いだってのに最近気づかされました

それはゴルフで同年代のメンバーと回った時の話ですが

同じ時代を生きてきましたので

自然と若い頃の話になったのです。

私以外の方は理系の有名な大学を出て

上場会社に勤めた人ばかりです。

その中の一人が私に言ったのです。

川端さんが働いた会社は

そもそもいかがわしい人が集まるような会社だったのでは無いですか？

と

言われてみればその通りでしたね。

同期と言っても新卒で入ったのは私一人でしたし

他の方の大半は３０代４０代の人ばかりでした。

私は社会経験が乏しいので分かりませんでしたが

普通その歳になっていればその会社が怪しい

そう思いますよね。

と言う事は

私以外は

元々まともな仕事では無い

それを承知で入った可能性が高いのです。

この一言

有難かったですね。

私はこれまで社員に対しても

皆弱い部分があって

それを表に出させないのが社長の役目

そんな思いがありましたが

それはその詐欺会社の経験で

自分の中に染み付いた意識です。

ところが

その方のおかげで

人間その物の見方が違ったのです。

まぁしかし愚かでしたね

詐欺会社に集うような人間を見て

人間全体がそうだ

なんて意識があった訳ですからね。

良く考えれば

人間は素晴らしい人たちがたくさんいます。

途上国で子供たちを救う活動をしてる人もたくさんいますし

日本でも障碍者支援で頑張ってる人たちもいます。

にも拘わらず

若い頃の経験で

その認識が偏ってた訳ですからね。

まぁしかし遅ればせながら

人間不信が少し晴れた訳ですからね。

世の中悪い人間も良い人間もいる

であれば

これから残された人生

なるべく良い人たちとの時間をたくさん持ちたいですね。

ただ残念ながらこの仕事は

本来付き合いたくない人間

これも受け入れて行かなければなりませんが

なるべく深入りしない事を意識したいと思います。

I have written many times on this blog about how the first company I worked for after graduating from university was a scam company, 

and each time I have concluded that many people have evil in their hearts. 

After all,

there were 26 people who joined the company at the same time, 

but none of them quit except me even after finding out it was a scam. 

However, I recently realized that this story was a big mistake  

It was a story from when I was playing golf with some people my age, 

and since we lived in the same era, 

it naturally turned to stories from our younger days. 

Everyone else except me graduated from a famous science university

and have been working for a listed company. 

One of them said to me,

"Wasn't the company which you worked a company that attracted shady people?" 

And by that word I realized immediately 

 that's true.

Even though we were entered that company at same day

I was the only one who joined as a new graduate, 

and most of the other people were in their 30s and 40s. 

I didn't realize this because I have little social experience, 

but I think it's normal to think that a company is suspicious when you're that age. 

That means that most of the people other than me knew that it wasn't a decent job to begin with.

I was grateful for that one comment.

I had always thought that everyone had a weak point and that it was the president's job to stop them from showing it, 

that was an ingrained feeling in me from my experience at the fraudulent company.

However, thanks to that person, 

I saw people differently.

It was foolish of me to think that all people are like that when I saw the kind of people who gathered at the fraudulent company.

If you think about it, there are a lot of wonderful people out there.

There are many people who work to save children in developing countries, and there are people in Japan who are working hard to support people with disabilities.

Nevertheless, 

my perception was biased because of my experiences when I was young.

But, belatedly, my distrust of people has cleared up a little.

If there are good people and bad people in the world,

 I want to spend as much time as possible with good people in the rest of my life. Unfortunately, in this job,

I have to accept that there are people I don't really want to associate with,

but I'll try to be conscious of not getting too involved.

空腹を探し出すのは最良の営業マン

毎朝納豆を食べてますが

時々不思議な気持ちになります。

この納豆

私が居た頃の沖縄にはありませんでしたから

上京するまで一度も食べた事がありませんでした。

横浜で初めて食べた

と言うより食べようとした時の衝撃は今でも覚えています。

その臭いを嗅いだだけで私は目をそむけてしまったのです。

内地の人はこんな物食べてるのか？

って本当に驚きました。

何で私の体がそこまで納豆を拒否したか？

って言うと

あれは腐敗臭と一緒だからです。

私が住んでた頃の沖縄では

冷蔵庫も無ければ消費期限表示もありませんから

自分の感覚で食品の腐敗を見分けないと

最悪食中毒で死んでしまいます。

ですから

自然に腐敗臭については

感覚が研ぎ澄まされて

納豆は口に入れる事すら出来なかったのです。

そんな訳で最初の出会いは食べる事無く終わった訳ですが

その後の生活の中で

納豆を食べないと内地では差別される

そんな風に感じましたので

頑張ってトライしました。

どうやって慣れていったかと言うと

最初は一粒の納豆を

カミソリで更に細かく切って

限りなく小さくして

それを舌の上にしばらく置いて

その臭いに対して慣れる

これから始めました

その努力の甲斐があって

1か月ほどで食べられるようにはなりましたが

しかしそれを美味しいと思う事はその後もしばらくはありませんでした。

ところが

長く食べてると不思議ですよね。

いつの間にか私の大好物の一つになったのです。

そんな訳で毎日食べる納豆ですが

日本人は本当に大好きですよね。

スーパーに行くとたくさんの納豆が並んでいます。

種類も豊富です。

小粒納豆、大粒納豆、引き割り納豆等々

選ぶのに迷うって感じす。

迷うのは普通は味の良い物を求めるからですよね。

でも私は違います。

私が納豆を選ぶ基準は一つです。

それは納豆についてる味のついた液体。

これを入れてる小さいビニール袋が開けやすいかどうか？

それだけが私の選択基準です

この納豆の袋は良い加減で

私に言わせれば欠陥商品だらけです。

明け口と書いてある場所を手で切ろうとしても

中々切れずに思い切り力を入れると

袋が勢いよく破れて

中身が飛び散って服にかかってしまう

何度も何度も経験しました。

それでもまだ良い方で

袋によってはいくら力を入れても開かない

そんな粗悪品もあります。

ですから

私は納豆はその中の小さな袋が開けやすいかどうか？

それを基準に買ってる訳です。

その話をゴルフ仲間にすると

味は全く気にならないのですか？

って聞かれました

はい気になりません。

私は納豆の味の違いは分からないのです。

厳密に言えばどれも美味しいのです。

まぁ私の味覚は貧弱ですからね

ただそれだけではありません。

私がどの納豆でも美味しく食べてるのは

一番の理由があります。

それはお腹がすいてから食べるからです。

私は今自宅では朝食を食べていません

自宅で食べると

起きたばかりで食欲が無いのです。

ですから

会社に出て来て

お腹が空いた頃

パックのご飯をレンジで温めて

冷蔵庫から納豆を出してその上にかけて食べています。

空腹ですからね

納豆はどれを食べても美味しいのです。

まぁ納豆の話はどうでも良いのですが

この話

仕事で意識すると効果抜群です。

特に不動産の仕事をするのであれば

ぜひ頭に入れてください。

それは

業者に不動産の買取り物件を勧める時の話です。

たくさんの在庫を抱えてると

どんな美味しい物件を持って行っても買いません

と言うより買えないのです。

満腹状態の人に

高級料理を出されても食べられない

これと一緒です。

ただ相手が満腹かどうかなんて

内部事情ですから知りようもありません

ではどうするか？

たくさんの業者に情報を入れる

これだけです。

そうすれば

満腹不動産屋はウンもスンもありませんが

お腹が空いてる不動産屋は食いついてくるのです。

ほんの数社だけに情報を入れて

反応が無いからこの物件は売れない

そう決めつけて諦める営業マンもたくさんいますが

これでは成績は期待できませんよね。

私が若い頃意識してたのは

買取物件は最低でも５０社に売り込む事です。

そうすれば

大体売れますが

それで反応が無ければ

そこで初めて

売り主に対して

価格交渉の説得力になります。

ダメな営業マンは

２～３社にだけ入れて

この物件は高くて売れません

なんて平気で言います。

それでは他社に足元をすくわれますよね。

私はたくさんすくって来ましたからね。

それが良く分かります。

地元の地縁血縁で楽な商売ばかりして堕落した人たちが

売り主に

1700万でしか売れません

なんて言ったものですから

さすがに安すぎる

そう疑って当社に来たことがあります

で私

１日で3000万円で売却しました。

その不動産屋は

付き合いのある買い取り業者１社だけに流して

それで売り主の説得にかかったのです。

堕落の極みですよね。

他社はそれで良いのですが

と言うより是非その姿勢を貫いてほしいと思いますが

当社の社員は絶対にそうなっては行けません

だからこうやってブログに書いてるのです。

空腹は最良の調理人

空腹を見つけ出すのは最良の営業マン

って訳です。

I eat natto every morning, 

but sometimes it makes me feel strange.

This natto didn't exist in Okinawa when I lived there, 

so I had never tried it until I moved to Tokyo.

I still remember the shock I felt when I tried to eat it for the first time in Yokohama.

I turned my eyes away just by smelling it.

I was really surprised and thought, 

"Do people on the mainland eat things like this?"

Why did my body reject natto so much?

It's because it smells like putrefaction.

When I lived in Okinawa,

there were no refrigerators and no expiration dates, 

so if you didn't use your senses to judge if food was putrefaction, 

you could die of food poisoning.

So naturally my senses were heightened when it came to rotten foods, 

and I couldn't even put natto in my mouth.

So my first encounter with it ended without eating it, 

but later on in my life I felt that if I didn't eat natto, 

I would be discriminated against on the mainland, 

so I tried it hard.

How did I get used to it? 

First, I cut a single grain of natto into smaller pieces with a razor blade,

made it as small as possible, and put it on my tongue for a while to get used to the smell. That's how I started. 

Thanks to that effort, 

I was able to eat it after about a month, 

but it didn't taste good for a while after that. 

But it's strange 

I have been eating it for long time since then

And without realizing

It became one of my favorite foods

That's why I eat natto every day, 

and Japanese people really love it too. 

When I go to the supermarket, 

there are lots of natto lined up. 

There are a wide variety. 

Small grain natto, large grain natto, crushed natto, etc. 

It's hard to choose. 

Usually, you get confused because you want something that tastes good. 

But that's not the case for me. 

I have one criterion for choosing natto. 

It's the flavored liquid that is put with the natto. 

It Is the small plastic bag 

I choose natto depend on if it can be sassily open

This bag of natto is sloppy and, in my opinion, full of defects. 

I've tried to cut the bag by hand where it says "opening",

 but when I put too much force into it, 

the bag ripped apart and the contents spilled all over my clothes.

 I've had this experience countless times. 

But that's still a good thing. 

There are some bags that won't open no matter how hard you try. 

So I buy natto based on whether the small bag inside is easy to open. 

When I told my golfing buddy about this, he asked me, 

" You don’t mind the taste is not matter at all?" 

Yes, I don’t care about it at all

First of all

I can't tell the difference in the taste of natto. 

Strictly speaking, 

they're all delicious. 

Well, my sense of taste is poor, after all. 

But that's not all. 

There's a main reason why I enjoy all kinds of natto. 

That's because I eat it when I'm hungry. 

I don't eat breakfast at home these days. 

When I eat it at home, I've just woken up and I don't have an appetite. 

So when I get to work and I'm hungry, 

I heat up a packet of rice in the microwave, 

take out the natto from the fridge, 

and put it on top. 

Because I am hungry.

Natto is delicious no matter what I eat.

Well, the story about natto is petty story

But it's very effective if you keep this in mind at work.

Especially if you work in real estate,

please keep it in mind.

This is about when you recommend real estate properties to agents for purchase.

If they have a lot of inventory,

no matter how delicious the property is, 

they won't buy it.

In other words, they can't buy it.

It's the same as when you serve high-class food to someone who is full.

However, you have no way of knowing if the other party is full or not, because it's an internal matter.

So what do you do?

Just give your information to many agents.

If you do that,

full real estate agents won't say a word,

but hungry real estate agents will take the bait.

There are many salesmen who give their information to only a few companies, 

and then decide that the property won't sell because there's no response, and give up,

but you can't expect results this way.

When I was young, I was conscious of

To recommend properties to at least 50 companies.

When I did that, it usually sold, 

but if there is no response, 

then it will be the first time you have the persuasive power to negotiate the price with the seller. 

Bad salesmen will only get in touch with two or three companies and will say that the property is too expensive and will not sell. 

That will allow other companies to take advantage of them 

I have taken many companies. 

So I understand that very well. 

It's fine for other companies to do that, 

and I want them to maintain that attitude, 

but my employees absolutely cannot be like that. 

That's why I'm writing this blog.

職業によって見える物が違う

当社の管理してる物件で医療ビルがあります。

このビルは20年以上前に建てられましたが

その設計段階から私が関係して

入居者の募集も私がやって決めた物件です。

普通はその後担当社員を決めて引き継ぎますが

この物件に関しては

その後の管理も社員にはやらせずに

私自身がずっとやっていました。

理由は社員では難しい

そう判断したからです。

このビルはオーナーも

また近くの専用駐車場の貸主もお医者さんでしたので

テナントも含めると

たくさんのお医者さんを相手にする事になります。

だから社員には難しい

そう思った訳です。

何で社員には難しいか？

と言うと

社員は医療の世界を全く知らないからです。

こんな事を言うと

あなたは医療について知識があるんですか？ずいぶん思い上がった話ですね

なんて批判来そうですね。

そうではありません

私も医学の知識は社員並みに低いレベルです。

では社員と私は何が違うか？

と言うと

お医者さんの心

この理解が違うのです。

社員はその理解がありませんから

他のお客様と同じ態度で接する事になります。

その事が危険

そう思った訳です。

医者と言う職業は特殊です。

ですから普通の顧客のように接しては上手く行かない事があります。

学生時代は猛勉強で国家試験をパスする訳ですが

そのためには

私たちのように遊んでる暇はありません

結果

本来１０代で学ぶ人間関係の機微

これを身に付ける機会を逸する

そんな先生方がいるのです。

それが何で危険か？

って言うと

先生方は優秀ですが

社会常識に少し疎い

そんな事になってしまうのです。

この理解が足りないと

不動産屋は自分の常識を押し付けて

結果ガタガタするのです。

ですから私のように

お医者さんは特殊

この意識を強く持ってないと

付き合うのは難しいのです。

それと

もう一つお医者さん特有の問題があります。

それは

お医者さんはどうしても細かいところに目が行く

そんな傾向があります。

理由もはっきりしています。

医者というのは

目に見えない病理を顕微鏡で確認したり

症状からその原因を探ったりと

とにかく細かい世界で仕事をしてるのです。

ガンもウイルスも見逃してばかりでは

医者は失格です。

この細かい事に視点を当てて生きてると

どうしても

日々の生活においても

極度に視野が狭くなります。

これもお医者さんの職業病

私はそう思っています。

例えばテナントのお医者さんと良くやりとりしましたが

こんな話がありました。

ビルの前の舗装に使ってる石板が

少し凸凹してるので

平らな石に替えて欲しい

そう言われた事があります。

理由を聞くと

患者さんが躓くのが怖い

って話でした。

そこで私は言いました

私たちも患者さんが躓くのが怖いから

こんな石を敷いてるんですよ

と

先生は理解できないような顔をしていましたので

更に言いました

ここに平らな石板を敷くと

普段は大丈夫かも知れませんが

雨が降ると滑って

お年寄りや足の悪い患者さんは最悪大けがをしますからね

そうなると私たちも責任を問われますので

あえて見た目より安全を重視してこんな舗装にしてるのです。

って言うと

そこで初めて納得してくれました。

そして私はさらに

このビルから一歩出ると

道も駐車場も

もっと凸凹してますから

そっちの方が危険ですよ

って言うと

恥ずかしそうに

そうですね済みませんでした

って言ってくれました。

こんな感じで

お医者さんはどうしても職業柄

視野が狭くなる

そんな傾向があるのです。

視野が狭くなるという事は

小さな事が大きく見える

って事です。

ですから

普通であれば気にならない些細な事も

大問題としてクレームを入れて来るのです。

こんな時には

優しく包み込むように教えてあげないと

中々解決しないのです。

そんな訳で

私は医療ビルの管理はこれまで自分でやってきましたが

いつまでもそうは行きませんからね

最近社員に引き次ぎました。

しかし私の予想してた通り

テナントとぎくしゃくしています。

社員もしばらくは苦しむかも知れませんが

しっかり経験して

医者の扱い方は特殊だって事

これを理解しますから

また少し成長する

そう期待してあえてそのまま任せています。

One of the properties that our company manages is a medical building.

This building was built over 20 years ago,

I was involved from the design stage,

And I found tenants by advertise 

and made contracts by myself

Normally, after that, a staff member would be selected and handed over, 

but for this property, 

I continued to manage it myself without letting my staff do it.

The reason is that I thought that it would be difficult for staff members to do it.

The owner of this building and the landlord of the nearby private parking lot are both doctors, so including the tenants, we end up dealing with a lot of doctors.

That's why I thought it would be difficult for staff members to do it.

Why is it difficult for staff members?

Because staff members know nothing about the medical world.

If I say this, I'm sure I'll be criticized for saying, 

"Do you know anything about medicine? That's a very conceited statement."

That's not true. 

My medical knowledge is at the same low level as staff members.

So what is the difference between staff members and me?

It's because we have a different understanding of the doctor's mindset.

Because staff members don't have that understanding, 

they end up treating them the same as other customers.

That's why I thought it was dangerous.

The profession of a doctor is special.

Therefore, treating them like an ordinary customer may not go well.

In school, they have to study hard to pass the national exam, 

to do that, 

they have limited time to exchange with different people

As a result, there are doctors who miss the opportunity to learn the subtleties of human relationships that we would normally learn in our teens.

Why is that dangerous?

The answer is that doctors are excellent, 

but they are a little ignorant of common sense.

If we don't understand this, 

real estate agents will impose their own common sense on them

and the result will be a mess.

So, like me, 

To have conscious that doctors are special, 

and if you don't have a strong awareness of this, 

it's difficult to get along with them.

And there's another problem that's unique to doctors.

That's because doctors have a tendency to look at the details.

The reason is clear.

Doctors work in a world of detail,

checking invisible pathologies with a microscope and looking for the cause from symptoms.

If they overlook cancer or viruses all the time, 

they're not fit to be a doctor.

If they live your life focusing on such small details, 

they will inevitably have an extremely narrow perspective even in their daily life. 

I believe this is also an occupational hazard for doctors. 

For example, 

I often had conversations with a doctor who was a tenant

and he told me the following story. 

The stone slabs used for the pavement in front of the building were a bit rough, 

so he asked me to replace them with smooth stones.

When I asked him why, 

he said he was afraid that patients would trip over them. 

So I said, 

"We're laying these stones because we're afraid that patients will trip over them, too." 

The doctor looked confused, so I continued, 

"If we lay flat stone slabs here, 

it might be okay normally, 

but when it rains, they'll slip and elderly patients and those with bad legs could be seriously injured. If that happens, we'll be held responsible, so we're prioritizing safety over appearances and paving the road like this." 

And hear it then that he understood. 

I then added, 

"Once you step out of this building, the roads and parking lot are even more bumpy, 

so it's more dangerous there," 

and he said, looking embarrassed,

 "You're right, sorry." 

This is why doctors have a tendency to have a narrow perspective due to their job. 

Narrowing their perspective means that small things seem big. 

So they complain about minor things that normally wouldn't bother them as big problems. 

At times like this, 

you need to teach them gently and gently, otherwise it won't be resolved. 

That's why I've been managing the medical building myself, 

but I can't keep doing it forever, 

so I recently handed it over to my employees. 

However, as I expected, there is tension with the tenants.

The employees may suffer for a while, 

but he will gain experience and understand that the way doctors are treated is special, 

so I expect them to grow a little more, so I'm leaving him to it.

恐怖支配は不幸と破滅が定め

アメリカ大統領選挙を見てると

民主主義が機能する国と

そうでない国のリーダーの資質は全く違う

これが良く分かりますね。

トランプもハリスも本当に良くしゃべりますが

これ

民主主義の国だから通用するんですよね。

ロシアとか北朝鮮や中国

これらの国の指導者はことごとく無口で

気難しく見える人間ばかりです。

過去にはポルポトとか金正日なんてのは

気難しいどころか

言葉自体ほとんど発しませんでしたし

そもそも人前にあまり出て来ませんでしたよね。

つまり独裁者は恐怖で国を支配する訳ですから

ナメられないように

なるべく言葉は発せずに怖いイメージを国民に植え付ける

これが有効なのだと思います。

ですから

指導者を見れば

その国が民主義なのか独裁なのか

すぐに判断できます。

これ面白いですよね

国の体制によって

求められる指導者の資質が

気難しい人と明るい人

真っ二つに分かれるのです。

ただ

私たちのように一度民主主義を経験すると

どうも気難しい人を指導者にしよう

なんて気にはなりませんよね。

その意味では独裁国家が民主主義になる事はあっても

その逆はあまり起こらない

そんな風にも思えます。

ただ

絶対に独裁国家には戻らないのか？

と言えばそうではありません

国の存立の危機が起これば

国民は強権的な指導者を求める

これは歴史でもはっきり見て取れます。

ですから

日本も民主主義を通したいのであれば

なるべく危機が来ないように

指導者はしっかりかじ取りしてもらいたいですよね。

私は大きな会社に勤めた事はありませんが

この原理は会社にも働く

そんな話を聞きました。

それは日産です。

経営危機になった時に

ルノーからカルロスゴーンをトップに迎え入れて再建を図った訳ですが

このゴーンさん

大ナタを振るうのが仕事ですから

強権的な経営が求められます。

でも直接知ってる人達の話を聞くと

小男で大人しく独裁者とはかけ離れた人間に見えたそうです。

そんな人がどうやって独裁体制を築いたか

この話も元側近の方から直接聞きましたが

大人しい性格ですから

直接部下を声を荒げて叱る事はありませんが

ゴーンに逆らうと

黙って首を切ったそうです。

それを繰り返してる内に

周りは逆らわない人間ばかりになり

独裁体制が見事に完成したそうです。

これも独裁国家が粛清を繰り返して出来上がるのと全く一緒ですよね。

しかし独裁者の皆さん

これで喜んでは行けませんね。

逆らわないと言っても

周りは面従腹背の輩ばかりになりますからね

少しでも独裁者が落ち目になると一気に襲い掛かってくる

これが取り巻きの皆さんの本性です。

結果カルロスゴーンも

スーツケースに隠れて逃げ出す

こんな恥ずかしい末路となったのです。

小さな会社でも

恐怖で会社を纏める経営者と

そうでは無い経営者がいます。

特に不動産の世界では

昔は独裁者型経営者が蔓延していました。

しかし

このタイプの会社は破滅の公式でもあります。

ほとんどが消え去りました。

恐怖型支配は

社員に高額の収入を与えて初めて成り立ちます

そのために無理な営業を繰り返すのですが

最後は顧客の信用を失い

消えて行くのです。

最近ではビッグモータが一番良い例です。

そんな訳で

私はたくさんの不動産屋の末路を見てきましたので

華々しい業績は期待できなくても

民主主義経営が長く会社を続けるためには一番

そう信じてるのです。

だから

社員も極力叱らずに

ある程度好きにやらせてるのです。

自由は責任とセット

当社の社員はそれも良く理解しています。

叱る事は無くても

それぞれ自らの責任感で

良く頑張ってくれていますので

私自身の方針は間違っていない

今はそう確信しています。

When I look at the US presidential election,

I can see that the conditions of leaders in countries where democracy works and those where it doesn't are completely different. 

Both Trump and Harris are really talkative, 

But they can be leader because of America is democratic country

The leaders of these countries, like Russia, North Korea, and China, are all quiet and seem difficult to get along with. 

In the past, Pol Pot and Kim Jong-il were not only not difficult to get along with,

but they hardly spoke at all 

and didn't appear in public much anyway. 

In other words, 

dictators rule their countries through fear,

so I think it's effective to keep to silent as  much as possible

and instill a scary image in the people so that they are not underestimated. 

Therefore, by looking at the leader, 

we can immediately tell whether a country is democratic or dictatorial. It's interesting, isn't it? Depending on the country's system, 

the qualities of a leader required are divided into two: difficult and cheerful. 

However, once we have experienced democracy, like us, 

we don't feel like making a difficult person our leader. 

In that sense, it seems that while dictatorships can become democracies, the reverse is not so common.

However, that doesn't mean that the country will never return to a dictatorship.

When a crisis of national existence occurs, 

the people will seek out a strong leader.

This is clearly seen in history.

So, if Japan wants to maintain its democracy, we need a leader who can steer the country firmly to prevent crises as much as possible.

I've never worked for a large company, but I've heard that this principle also exist in companies.

It is obvious example the Nissan.

When the company was in a management crisis,

they brought in Carlos Ghosn from Renault to take over the company and tried to rebuild it, but since Ghosn's job is to wield a big axe, 

he needed to manage in a strong manner.

But from people who know him personally, 

he seems like a small, quiet man, far from a dictator.

I heard this story directly from a former aide, but how did such a person build a dictatorial system? 

Because he had a quiet personality, 

he never raised his voice and scolded his subordinates, 

but if they opposed Ghosn, 

he silently fired them. 

As he did this repeatedly, the people around him were all people who would not oppose him, and his dictatorial system was perfectly completed. 

This is exactly the same as how a dictatorship in countries were built up through repeated purges. 

However, dictators should not be happy about this.

Even if they say they will not oppose dictators

They are hiding discontents to the dictator

When a dictator shows even the slightest sign of decline, 

they will attack all at once. 

This is the true nature of those around them. 

As a result, Carlos Ghosn hid in a suitcase and ran away, meeting such an embarrassing end. Even in small companies, 

there are managers who manage the company through fear and those who do not.

In the past, dictatorial managers were particularly prevalent in the real estate world. 

However, this type of company is also a formula for ruin. 

Most of them have disappeared. 

Fear-based control only works with high salaries,

and in order to do so, 

They repeatedly make forceful sales moves, 

but in the end, 

they lose the trust of your customers and disappear. 

Big Motor is the best recent example. 

That's why I've seen the fate of many real estate agencies, 

so I believe that even if we can't expect spectacular business performance, 

democratic management is the best way to keep a company going for a long time. 

That's why I try not to scold my employees as much as possible and let them do what they want to a certain extent. 

Freedom comes with responsibility, and our employees understand that very well. 

Even though I don't scold them, they each work hard out of their own sense of responsibility, so I'm now convinced that my policies are not wrong.

会社に社員を合わせるのでは無く 社員に会社を合わせる

自分で会社を作った頃は

毎日不安の中で生きていました。

無理やり自分の力を信じて勇気を振り絞って独立した訳ですが

予想された事ではありますが

それまでは毎月確実に収入があったのに

それがゼロになり

しかもお金は毎日どんどん出て行きますから

大きいなストレスとなります。

今思い出してもあの頃は本当に辛かったですね。

あれから３３年

なんとかもがきながらここまで来て

なんとか少し安定したかな

って思っています。

ただ安定してると言っても

会社経営は相変わらずたくさんのお金が出て行きますから

行き詰る可能性はゼロではありません。

ですから不安は残りますが

しかし若い頃と比べると

もうそれはほとんどゼロに近い物です。

そしてそうなって過去を振り返ると

当時は分からなかった不安の原因

これが分かるようになります。

若い頃の不安は

会社がうまく行かなくなり

経済的に破綻する

この心配でしたが

どうして心配したか？

って言うと人生の先が長いからです。

７０歳まで生きるとしても

まだ半分以上も人生が残ってますから

お金は無限に必要

そんな感覚があったのです。

所が今

実際に７０歳近くなると

もう人生の先は見えています。

仮に今日会社が倒産しても

社員は大迷惑ですが

私自身の人生に大した影響はありません。

だから今は心穏やかに会社経営ができるのです。

そしてそれによって

会社の在り方もずいぶん変化しました。

自分の心に余裕が無い頃は

社員が思い通りにならないと苛立っていましたが

今はもうそんな事はありません。

そして当時はどうして苛立ったか？

これも今は良く分かります。

そしてそれがビジネス全体を支配する

そんな原理によってそうなった

って事にも気づく事ができました。

それは

会社と言う物は

組織ですから

社員はその組織の掟に従わなければなりません

ところが社員一人一人は個性があり

その会社の枠にはまらない

そんな人たちがたくさんいるのです。

それを無理やり規則で縛り働いてもらう

会社にはそんな側面があります。

ところがその枠にしっくり収まらない人達は

本人にとっても

会社にとっても辛い物となります。

大きな会社であればあるほど

勤務規則や会社の序列がしっかり出来上がっていて

その中で社員は仕事をします。

これが苦しみの原因になるのです。

もちろんこれは大会社ばかりの話ではありません。

当社のような零細企業であっても

その枠はあって

社員が好き勝手に行動が出来る訳ではありません

ただ

私自身が若い頃を振り返って思う事は

この枠が狭くて

この中に社員を押し込む訳ですが

これに膨大なエネルギーを使ってましたね。

そしてそれに合うだけの意味があれば良いのですが

そうではありませんでした。

それが今になると分かるのです。

ですから私は１０年以上前から

その枠を大きく広げる事を意識しました

大改革です

まず真っ先にタイムカードを止めました

出勤簿も社員自身で記入させています。

会議も大きく減らしました

他社に先駆けて服装も自由にしました。

それを知らしめるために

私自身は作業着で仕事をするようになりました。

そうなると

昔私が作った枠

これはあまり意味が無かった

そう思うのです。

服装が自由になっても

会議が無くても

休みを増やしても

会社の売上が下がる訳ではありません

むしろ社員も私も余計なエネルギー使わずに

仕事に集中できますから

業績は上がって行きます。

今３３年前の私に出会えるとすれば

こうアドバイスしたいです。

会社に社員を合わせるのではなく

社員に会社を合わせなさい

と

この一言で

随分会社経営は楽になったように思います。

When I started my own company, 

I lived in fear every day. 

I forced myself to believe in my own abilities and mustered up the courage to go independent, but as expected, 

Until then

I had a steady income every month, 

but that income went to zero, 

and money was going out every day, 

which caused a lot of stress. 

Even now, 

when I think back on it, 

it was really tough. 

33 years have passed since then, 

and I've struggled to get to this point, 

and I think I've finally stabilized a little. 

But even though I say it's stable, 

a lot of money is still going out to run a company, 

so the possibility of bankrupt is not zero. 

So I still have anxiety, 

but compared to when I was younger, 

that's almost zero now. 

And now, when I look back on the past, 

I can see the cause of anxiety that I didn't understand at the time.

 When I was young, 

I was worried that the company would not go well and I would go bankrupt, 

but why was I worried? 

Because there were long life ahead of me.

Even if I live to be 70, I still have more than half of my life left, 

so I felt that I needed money was enormous. 

But now, approaching 70, 

I can see the end of my life

Even if the company went bankrupt today, 

it would be a huge inconvenience for the employees, 

but it wouldn't have a major impact on my own life. 

So now I can run the company with peace of mind. 

And because of that, 

the way the company is run has changed a lot. 

In the past

I got annoyed if the employees didn't do what I wanted, 

but now I don't feel that way. 

And why did I get annoyed then? 

I understand that very well now. 

And I realized that it was because of a principle that governs the entire business. 

That's because a company is an organization, 

so employees must follow the rules of that organization. 

However, each employee has their own personality, 

and there are many people like that who don't fit into the company's framework. 

There is an aspect to a company that forces people to work by binding them with rules. However, people who don't fit into that framework can be difficult for both the individual and the company. 

The larger the company, the more firmly established the work rules and company hierarchy and the employees work within them. 

This is what causes suffering.

Of course, this is not exist only for large companies.

Even in a small company like ours,

there are boundaries,

However,

looking back at my younger days,

these boundaries were narrow,

and I had to squeeze employees into them,

and I was using a huge amount of energy on this.

And it would be nice if there was a meaning to it,

but there wasn't.

I can see that now.

So, more than 10 years ago,

I made a conscious effort to greatly expand those boundaries.

It was a major reform.

First of all, we stopped using time cards.

We also had employees fill out their own attendance records.

We also greatly reduced the number of meetings.

We were the first company to allow employees to dress freely.

I myself started wearing work clothes to work.

When that happened,

I thought

the boundaries I created a long time ago

were not very meaningful.

Even if we allowed employees to dress freely,

there were no meetings,

and we had more days off,

the company's sales would not decrease.

In fact,

the employees and I could concentrate on our work without using unnecessary energy,

and our performance have improved

If I could meet myself from 33 years ago,

I would give this advice:

Don't make your employees fit the company

Make your company fit the employees

I think this one sentence would have made running a company a lot easier.

弁護士と仲介業の共通点

不動産の仕事だけには限らないと思いますが

営業マンは基本的に顧客の評判が良い人と

そうで無い人がいます。

会社としては顧客の評判が良い社員がそのまま良い社員

まあそう思う人も多いと思いますが

不動産に関してはそうも言い切れない所があります。

この理解が足りずに社員を見てしまうと

本質を見誤り

結局大切な社員を失う事にもなります。

当社で言えば顧客の評判が悪くて

良く私に苦情の電話が来る社員がいます。

では

そんな社員が悪い社員か？

と言うとそうではありません。

本人は真面目に仕事をしているのです。

どうしてそんな事になるか？

と言えば不動産の世界には

真面目に仕事を頑張れば頑張るほど顧客の評判が悪くなる

そんな不思議な構造があるのです。

逆に誰からも評判が良い

いわゆる八方美人タイプは

滅多に不動産の世界では大成しません。

どうしてそうなるか？

と言えば

私たちの仕事は仲介業だからです。

弁護士と同じです。

依頼人のために頑張って勝訴しても

負けた方からすればその弁護士は恨みの対象になります。

私たちの仕事も

一方の顧客の利益を守れば

その相手からは憎まれる

だから感謝される人の反対側には

私たちを恨む人間が出来てしまうのです。

少し分かりにくいですよね

具体的に話をしましょう。

例えば

社員の態度が悪い

なんて言って私に苦情が来る人達

実際には社員が悪い訳ではありません

苦情を入れて来る人に問題があるケースがほとんどです。

例えば

ペットの飼育が禁止されてるアパートで

勝手に犬を飼ってしまい

しかもその犬のしつけが悪く

夜中でも吠えたり

悪臭を放ったり

なんて事がありました

当然他のお客様はペットが禁止だと言う事で借りてる訳ですから

当社にその入居者の苦情がきます。

そうなれば当社もすぐに対応しますが

そんな人の中には

一定割合で逆切れする人がいます。

そうなればこちらも少し強めの口調になりますから

社員の態度が悪い

そう言って私に怒りの矛先が向く訳です

“あんた社員の教育はどうなってるの？”

ってのが定番の言葉です。

ではそんな人でも一応顧客ですから

丁寧に扱ったり放置したりすればどうなるでしょうか？

他の入居者は不動産屋は何もしてくれない

って話になり

引っ越して行きます。

そうすると空室だらけになり

家主の信用も失います。

これが私が散々経験した社員に対する苦情のパターンです。

ですから

今は

客からの苦情はしっかり仕事をしてる証

そんな思いもあります。

Googleでは

当社の社員の中傷の書き込みがあるようで

よく業者から電話がかかってきます。

抹消のお手伝いをしますよ

って訳です。

そんな時に私はこう返します

それは社員が一生懸命仕事をしてる証ですから

そのまま消さないでお願いします

と

まぁそんな訳です

今の時代消費者も進歩しましたから

口コミをそのまま真に受ける人も少ないでしょうが

トラブルメーカーは現実社会では厳しい目に遭いますから

ネットで憂さ晴らし

そんな人も多い訳で

それを真に受けては

逆に良い情報に巡り合う機会が少なくなりますからね。

不動産の世界では

一生懸命仕事をしてる人は

一部の人には評判が悪くなる

そんな側面もあるんだ

って事

理解すると良いでしょう。

there are those who have a good reputation with customers and those who don't. 

As a company, employees who have a good reputation with customers are naturally good employees, 

and while many people think so, 

when it comes to real estate, 

this isn't necessarily the case. 

If you look at your employees without understanding this enough, 

you will miss the essence and end up losing valuable employees. 

For example, at our company, we have employees who have a bad reputation with customers and often call me to complain. 

So, are such employees bad employees? 

Not necessarily. 

They are actually doing their jobs seriously. 

How does this happen? 

Well, in the world of real estate, there is a strange structure 

It is

If you work seriously, 

Ironically your reputation with customers becomes. worse

On the other hand, 

people who have a good reputation with everyone, so-called people-pleasers, 

rarely succeed in the world of real estate. 

Why does this happen? 

Well, because our job is brokerage. 

It's the same as lawyers. 

IF the lawyer worked hard for client and won the suit 

Client is grateful for his job

But in the other hand the person who lost will resent that lawyer

There are same cases in our work, 

if we protect the interests of one of our customers

it makes another customers resent

and that customer will hate us. 

So, on the other side of the person who is grateful, there will be someone who hates us. 

It's a little hard to understand, isn't it? 

Let me explain it in detail. 

For example, 

there are people who complain to me saying that the employees have a bad attitude.

In reality, it's not the employees who are at fault.

In most cases, the problem lies with the person who complains. 

For example, 

there was a case where a person kept a dog in an apartment where pets are prohibited, 

and the dog was poorly trained, barking in the middle of the night and emitting a foul odor. Naturally, other customers are renting because pets are prohibited, 

so we receive complaints from that tenant.

When that happens, we respond immediately,

but among those people, there is a certain percentage who get angry.

When that happens, we also tend to be a little harsher,

and they say that the employees have a bad attitude and direct their anger at me. 

"How is your employee discipline going?"

 is the standard word.

But even such people are still customers, 

so what would happen if we treated them carefully or left them alone? 

Other tenants move out because they think the real estate agency won't do anything for them. Then the rooms are full of vacancies and the landlord loses trust. 

This is the pattern of complaints against employees that I have experienced many times. 

So now, 

I think that complaints from customers are proof that we are doing our job well.

On Google, we often get calls from companies because there are slanderous comments about our employees. 

They said they help me delete them. 

When that happens, I reply, 

"It's proof that our employees are working hard, so please don't delete it." 

That's how it is. 

Consumers have advanced in this day and age, 

so I guess quite few people take that word seriously

but troublemakers are harsh in the real world, 

so there are many people who vent their frustrations on the Internet, 

and if you take it at face value, you will have fewer opportunities to come across good information. 

It's good to understand that in the real estate world, 

people who work hard can have a bad reputation among some people.

働き方改革？ 実態は消費者改革

労働環境の改善

これが急速に進む今の日本では

ビジネスのあり方も大きく変化しています

経営者の立場から言えば

国が求めてるとこは

労働者の収入を増やして休みも増やす

この一見背反するような要求ですから

まぁ見方によっては大変厳しい話です。

ただ私はその意味では国の先を行っていましたね。

働き方改革なんて言葉ができる前から

社員には

当社はゆとりと豊かさ

この二つを同時に追求する

これを語ってました。

ゆとりとは勤務時間を減らすという意味ですし

豊かさとは給与を増やす

ってって事ですから

まさに今の状況を見てると

国が私の真似をしてる

って事になります。

この目標を達成するために

大変悩んでる経営者も多いと思いますが

私の経験からすると

やるべき事は一つです。

生産効率を上げる

それだけです。

これ言葉では簡単ですが

実際には難しいですよね。

不動産屋の場合は効率の悪い仕事の排除

と言う事になります。

ただこれを誤解して欲しくないのは

金にならなきゃ相手にしない

って事ではありません。

当社は今でもお金だけで仕事をしてる訳ではありせん

お金にならないタダ働き

これを社員たちは一生懸命やってますし

私がそれを咎める事もありません。

私たちが排除する仕事の意味は

あるカテゴリーの顧客とのお付き合いをお断りする

って事です。

どんな人かと言うと

当社の奉仕を

何とも思わない人です。

つまりこちらがいくら採算度外視で頑張っても

それを当たり前

そう思ってる人って事になります。

どうして相手の立場に無神経のなるか？

と言うと欲が深いからです。

欲が深いと自分の利益だけに目が行き

相手の立場は考えられなくなるのです。

これではいくらお付き合いをしても報われる事はありませんから

関係を切る

そんな決断になる訳です。

最近私がお客様と交わした会話が分かり易いですね。

不動産を売りたい

って話でしたが

こちらの言う事は全く聞きません。

当社の査定額は無視して現実離れした価格を押し付けますし

測量費は買主に払わせろとか

ローン条項はつけないとか

そんな類の話をしてきましたので

私が

当社ではお受けできません、他の不動産屋に行って下さい

って言うと

“その条件で売れるかどうかなんてやって見なければ分からないじゃないか”

って返してきましたので

私がやんわりと言いました

“確かに売れる可能性はゼロではありません、ただ売りに出してもお客様は一切負担はありませんが、当社はそのために調査費用や広告宣伝費がかかりますし

一番大きなのは社員の時間が取られる事です。

社員には高給を払い、労働時間を短くする事が求められますので

売れる可能性がゼロに近い物を受ける事はできないのです。“

と

まぁそんな感じです。

そんな訳で

今日本で行われてる働き方改革と言うのは

突き詰めればビジネスの効率を改革する

って事です。

そのためには

効率の悪い仕事は排除しなければならない

これは当社だけでは無く日本中で起こってる事です。

ですから

この働き方改革は

実際には消費者改革です。

顧客第一主義が蔓延してたために

勘違いしてる人たち

本当に多かったですが

今はそれが目に見えて少なくなっています。

当社でももう

”社長出せ“

なんて怒鳴って来るお客さんはほとんどいなくなりました。

いなくなると私の出番が少なくなり

少し寂しい気もしますが

これが私の今の時代認識

って話です。

It's easy to say, but it's difficult in reality. 

In the case of real estate agents, 

it means eliminating inefficient work.

 However, I don't want you to misunderstand this as meaning that we won't do business with you unless you make money. 

Even now, our company does not work solely for money.

Our employees work hard at this work, even if it does not bring in any money, 

and I do not blame them for it.

It means we exclude certain categories of customers 

The type of people we exclude are those who do not care about our service.

In other words, 

no matter how hard we work without considering profitability, 

they are people who think that is normal.

Why do they become insensitive to the other person's position?

It is because they are greedy.

When you are greedy, you only see your own profits and are unable to consider the other person's position.

No matter how much we do business with them, 

it will not be rewarded, 

so we make the decision to cut ties with them.

A recent conversation I had with a customer is easy to understand.

He said about wanting to sell real estate, 

but he did not listen my advice at all

He ignored our appraisal value and pushed us to a price that was unrealistic, 

and he said things like, 

"I can't accept your request, go to another real estate agency," 

and he replied, 

"You can't say it never sell under those conditions until you try it." 

So I gently said, 

"It's true that the possibility is not zero

and there is no burden on you 

but when we accept your offer

We have to owe much burden

We have to investigate real estate and put advertisement 

Especially our employees have to move for it

Because I paid much money to them it is big burden for me

Then I can not accept close to zero offer”

And that's about it. 

So the work style reform currently being carried out in Japan is, ultimately, a reform of business efficiency. 

To do that, inefficient work must be eliminated. 

This is not just happening in our company, but all over Japan. 

So this work style reform is actually a consumer reform. 

Because of the widespread customer-first strategy , 

there were a lot of people who misunderstood, 

but now that number is visibly decreasing. 

Even at our company, 

there are hardly any customers who yell, 

"call the president out." 

Now that case has gone, 

I have less opportunities to be involved, 

and it feels a little lonely, 

any way it my understanding the times.

Greg Schwen って名前を知ってる人

日本にどの位いるんでしょうね。

多分ゼロに近いと想像しますがどうでしょうか？

ただこの人

私に取っては一番身近に感じるアメリカ人です。

私はアメリカの歌手や俳優

またスポーツ選手もほとんど知りませんが

この人は良く知ってるのです

まぁもちろん私が勝手に身近に感じてる

って話であって

相手もそう思ってるって訳ではありませんよ

この人は私の事はもちろん全く知りません

何でこの人に親しみを感じるかと言うと

長く彼が書いた文章を読んでるからです

多分10年以上読んでますね

もしかしたら２０年近くになるかも知れません

どうして彼の文章を読むようになったか？

って言うと定期的に英字新聞にコラムを投稿してるからです。

そして

何でこの人の文章を読み続けてるか？

って言うと

それは私たちが普通知らない別の英語が詰まってるからです。

この人の書く文章は

難解で私はこれほど長く読んでるのに

未だに苦戦しながら読んでいます。

どんな文章かと言えば

笑いを取る文章です

この人スタンディングアップコメディアンですから

日本で言えばお笑い芸人って事になります

ただ日本のお笑い芸人と基本的に違うのは

主に企業の研修のために呼ばれるコメディアンです。

ちょっと日本では想像できませんよね。

ですから私も感覚的には彼の仕事は理解できませんが

この面白くて難解な文章がまるで違う惑星の言語に見えて

頑張って読んでる訳です。

頑張っても未だに理解できない文章も多いのですが

面白い事に

これだけ長く読んでると

文章は理解できなくても

彼の私生活は理解できます。

そしてその私生活の中でも

彼がひた隠しにしてる事

これも見えて来るのです。

具体的には

彼は一切語りませんが

最近奥さんと離婚したか別居してますね

そして出て行ったのは奥さんではなく彼です

それと子供たちとも縁が切れた状態になってると思います。

何で本人が語らないのにそれが分かるか？

って言うと

逆に語らないから分かるのです。

具体的には

彼の以前の文章には

奥さんとの会話の話とか

娘さんの事とか

良く出て来たのです。

それと自宅の事も頻繁に書いていました

ガレージに使わないソファーが積んであってホコリを被ってるとか

ペットの話も多かったすね。

ところが

もう一年位から

その類の話を一切書かなくったのです。

だからはっきり分かるのです

私生活で異変があったって事が

彼が離婚した話はネットで調べても出てきませんから

アメリカ人も知らない人が多いと思いますが

不思議な事に

私のように長年その文章を読んでると

東京の郊外の零細不動産屋でありながら

分かってしまうのです。

この話

毎日ブログを書いてる身としては背筋が寒くなりますよね

実際に私自身も頻繁に妻の事とか孫の事

あるいは自宅の庭で酒を飲んでる話とか書いていますが

私のブログにその類に話が一切出てこなくなったら

多分私も妻と子供たちに家から追い出された

そう思って間違いありません。

ですから

文章は書かない部分に真実がある

こんな側面があるのです。

最近はブログを書いてる不動産屋は激減しましたが

ネットの黎明期には無数の不動産屋がブログを書いてましよね。

大半は文章を書くのが苦痛になり

止めて行く訳ですが

中には会社が儲かってる感を強調しながら

頑張って長く書いていたのに

いきなりブログの更新が止まる

そんな社長さんたちもたくさんいましたね。

これもひた隠しにしてた業績の悪化

これがにっちもさっちも行かなくなり

ブログを書くどころか

自分自身が逃げる事まで考えてる訳です。

そんな訳で

毎日ブログを書くと言う事は

いくら繕って書いても

実際には書かない部分で実態を晒しますので

格好つけても意味が無い

ブロガーの皆さんは心に止めましょうね。

私の健康に異変があるか

会社が潰れる寸前

その可能性がありますから

I wonder how many people in Japan know the name Greg Schwen.

I imagine it's probably close to zero,

But he is the American I feel closest to. 

I know quite a few American singers, actors, or athletes, but I know this guy very well. 

Of course, I'm unliterary saying that I feel close to him, 

that doesn't mean that he feels the same way. 

He doesn't know me at all, of course. 

The reason I feel close to him is because I've been reading his writings for a long time. 

I've been reading them for over 10 years, maybe even closer to 20 years. 

Why did I start reading his writings? 

Because he regularly submits columns to English newspapers.

And why do I continue to read his writings? 

Because they are full of a different kind of English that we don't normally know. 

His writings are difficult to understand, and even though I've been reading them for so long, I still struggle to read them. 

What kind of writing is it?

It's writing that gets laughs.

He's a stand-up comedian, so in Japanese terms, he's a comedian.

However, what makes him fundamentally different from Japanese comedians

is that he's a comedian who is mainly invited for corporate training.

It's hard to imagine in Japan, right?

So even though I can't intuitively understand his work,

I'm trying my best to read these funny and difficult writings, 

which seem like a language from another planet.

Even though I try my best,

there are still many sentences I can't understand,

but the interesting thing is, 

after reading for so long,

I can understand his private life even if he didn’t write about it at all

I can see the things he hides.

Specifically,

he won't talk about it, 

he recently divorced or separated from his wife.

And it wasn't his wife who left their home

 it was him.

I also think he's cut off ties with his children.

How can I know this when he doesn't talk about it?

I can tell because he doesn't talk about it.

Specifically,

his previous writings often talked about conversations with his wife and his daughter. 

He also frequently wrote about his home, 

such as the unused sofa piled up in the garage and covered in dust, and about his pets. However, about a year ago, 

he stopped writing about those kinds of things. 

So it's clear that something strange was happening in his private life. 

I can't find any information about his divorce on the Internet, 

so I think many Americans don't know about it,

In fact, I often write about my wife, my grandchildren, or drinking in the garden at home, 

but if those kinds of stories stopped appearing on my blog, 

you are sure my wife and children would have kicked me out of the house too. 

So there is an aspect to writing where the truth lies in what is not written. 

Recently, the number of real estate agents who write blogs has decreased dramatically, 

but in the early days of the internet, 

countless real estate agents wrote blogs.

Most of them stopped because writing became too painful for them

but there were also many presidents who suddenly stopped updating their blogs even though they had been writing for a long time while emphasizing that their company was profitable.

This was also due to the deterioration of business performance, which they had been hiding, and this left them with no choice but to think about running away, rather than writing a blog.

For this reason, 

blogging every day means that no matter how much I try to cover it up, 

I will be exposing the truth in the parts I don't actually write,

過去を断ち切る事は前に進む事

少し前に

空き家になってる家を査定するために

社員と現地に行きました。

私はいつの頃からか

空き家を見るとそこに住んでた人たちの生活を想像する癖が付きました。

今回の空き家に関して言えば

５０年間に田舎から出て来たご夫婦が

一生懸命働いて一軒家を買って

そこで男の子と女の子を育てて

幸せに暮らしてた

これが私の頭を駆け巡ります。

多分絵に描いたような理想的なサラリーマン家庭だったと思います。

それが今どうして家を売るかと言えば

残念な事に

お子さん二人は結婚せずに若くして亡くなり

奥さんも早くに亡くなったために

ご主人一人が残されたのです。

もう100歳に近くなり

施設に入ってますので

親族がその家の売却を頼まれた

って訳です。

神様は残酷ですよね

お隣の方とも話しましたが

とても良い家族だったそうです。

それが

最後はこれですからね

神様を呪いたくなりますよね。

でもこれが人生なんですね。

最後はどうなるかなんて誰も分かりません。

であれば

今をしっかり生きる

これしか私たちはできないのです。

このご家族に関して言えば

幸せな時間があった訳ですから

それを思うべきですね。

幸せが最後まで続く

なんてのは実際にはほとんど存在しません。

人は最後は死んで終わる訳ですから

可愛い子供と優しい両親で幸せに暮らしてる

なんて言っても

最後は親は病気で入退院を繰り返したりしたり

認知症を発祥したりで

介護が必要になったりします。

子供たちはその親の面倒を見るために

大きな負担を負いながら生きていく

これが今の時代の典型的な人生です。

であれば

そんな悲惨な結末が待ってる人生なんか無い方が良い？

まぁそう思う人もいるでしょうね

でも実はそれは大間違いです。

人生は私が空き家を見る時と一緒で

想像するから幸せに見えたり不幸に見えるだけであって

実際にはその時々は

辛い事や楽しい事はずっと存在します。

私も供が小さい頃は

周りからは幸せな家庭に見えたでしょうが

私自身はその幸せを守るために

毎日必死に仕事をしてた訳で

そこに焦点を当てれば

幸せどころか地獄だった

って事になります。

今は孫たちに囲まれて幸せ

自分でもそう思っていますが

実際には孫たちと会えるのは週末の一瞬だけであって

残りの大半の時間は

相変わらず会社経営のストレスと格闘しています。

ですから

今でも楽しい時間もあれば辛い時間もあるのです。

で

今回のお客様

子供も奥さんも無くして独りぼっちになって

不幸の極み？

まぁはたから見ればそう見えますね

でも本人が実際に不幸かどうか？

なんて周りには分かりません。

私は父も母も最期は認知症になりましたが

父親はもう何十年も前に亡くなった私の祖母が

毎日訪ねてきて疲れ果てるまで話をしてる

なんて大真面目に言っていました。

母親は最後はあの世とこの世の区別もつかなくなりましたので

多分自分より先に死んだ二人の娘や甥や姪

また自分の両親とも毎日会ってたんだと思います。

認知症になって不幸

なんて思うのは周りだけであって

本人は逆に幸せになる

そんな事も多いんだと思います。

まぁ私はそんな事を考えながら

売却依頼を受けた家を見てる訳です。

そしてそうする事によって

家はその時々の生きてる人が

ほんの一時期を過ごすために存在する

そんな思いに至ります

であれば

時期が来れば老いて手放すのも自然の流れ

そんな考えになります。

結果

住民の思いが詰まった家であっても

粛々と売却の手続きができるのです。

ただし

たまにその家への執着が断ち切れない人たちがいます。

それで売却をためらうようだと

私は決まり文句があります。

“まだ住みたいのであれば売却は止めましょう”

必ずそう言います。

しかし面白い事に

この言葉で思いとどまる人はほとんどいません

逆に

踏ん切りが付きすっきりしました

なんて言われる事がほとんどです。

まぁ売るには売るだけの理由がある訳ですからね。

問題は過去を忘れて先に進めるかどうか？

それだけです。

A while ago, 

I went to a vacant house with my staff to estimate it.

At some point, I got into the habit of imagining the lives of the people who lived there when I see a vacant house.

As for this vacant house,

the story that comes to my mind is of a couple who came from the countryside 60years ago, worked hard, bought a house,

raised a boy and a girl there, and lived happily.

I think it was probably the ideal salaryman family,

The reason why they are now selling the house is that, 

their two children died young without marrying, 

and his wife also died early,

so the husband is left alone.

He is almost 100 years old and is in a nursing home, 

So his relatives have asked to sell the house.

God is cruel, isn't he?

I spoke to the neighbors, 

and she said they were a very good family.

But this is how it ended, and it makes me want to curse God.

But this is life.

No one knows what will happen in the end.

So all we can do is live to the fullest in the present.

As for this family, 

they had some happy times, so we should think about that.

In reality, happiness rarely lasts until the end. 

Everyone dies in the end, so even if you say you're living happily with your cute children and kind parents, 

in the end the parents will get sick or develop dementia and need care. 

The children will live with a heavy burden to take care of their parents. 

This is a typical life in this day 

If that's the case, wouldn't it be better not to have a life with such a tragic ending? 

I'm sure there are some people who think so, 

but in fact, that's a big mistake. 

Life is like when I see an empty house. 

It only looks happy or unhappy because of what I imagine, 

but in reality, 

there will always be painful and happy things from time to time. 

When my children were small, 

We might have been looked like a happy family 

but I worked hard every day to protect that happiness, 

so if I focus on that, it's hell, not happiness. 

I think I am happy surrounded by my grandchildren now,

 but in reality, 

I can only see them for a moment on the weekend, 

and the rest of the time 

I am still struggling with the stress of running a company. 

So, even now, there are happy times and difficult times. 

So, our customer this time lost his wife and children and is all alone, 

Then is he in the peak of misfortune? 

Well, that's what it may look like from the outside, 

but is he really unhappy? No one can tell. 

Both my father and mother developed dementia in the end, 

but my father was very serious about saying that my grandmother, who died decades ago, came to visit him every day and talked to him until he was exhausted. 

My mother eventually lost the ability to distinguish between live and death

I think she probably saw her two daughters, nephews and nieces, who died before her, 

and met her own parents every day. 

I think it's only the people around them who think that dementia is unhappy, 

There must be lot of case the person themselves is actually happy. 

Well, that's what I think when I look at houses that I've been asked to sell. 

By doing so, I come to the realization that a house exists only for the people who are living there at that time to spend a short time there. 

If that is the case, 

it will be a natural progression to leave house when you grow old. 

As a result, even if the house is filled with the feelings of its inhabitants, 

the sale process can be carried out smoothly. 

自分の決断が裏目に出てもそれは自分のせい

生きる事の難しさの一つに決断がありますよね。

決断なくして人生は成り立たない

でもその決断が裏目に出る事も多い

まぁやってられないな

って思いますね。

でも決断しなければ生きられない訳ですから

人間は誰でも決断をして前に進んでるのです

大きな決断と言えば

結婚とか就職とか

そんな感じですよね。

結婚の場合は

その相手によっては人生がブチ壊しになりますから

大変重い決断です。

就職であっても入った会社が自分の思ったのと違う

って事であれば苦痛の空間になりますから

また転職の決断

って事になります。

私の場合は最悪でしたね。

大学を卒業して初めて入った会社が

詐欺を生業としていましたから

いきなり大変な思いをしました。

この決断

会社を経営してると本当にたくさん押し寄せてきます。

その決断を間違えると

最悪大損をして会社が潰れる

この可能性がありますから

まぁ精神衛生上非常に悪いですね。

それでも私は逃げられませんから

その都度勇気を出して決断してきた

ってのがこれまでの会社経営人生です。

そうやってたくさんの決断をしてくると

これによって他人の器を測る

それが習慣になりました。

不動産屋の場合は

買取りの決断が速い人は

同業者から情報が集まり

業績を伸ばしていく

そんな人たちがいます。

ただ決断が速いだけでは逆に破滅しますね。

深く考えずにポコポコ物件を買いまくっては

不良在庫ばかり溜まって

にっちもさっちも行かなくなり

ある日社長さんは突然消える

たくさん目にしてきました。

ですから買い取り業者の場合は

慎重すぎても情報が集まりませんし

かといって簡単に買ってしまっても

ババだらけになる

そんな難しい仕事なんですね。

私はそれをたくさん見てきましたので

買取り転売を経営の基本に据える事はありません。

あくまで原則は仲介会社です。

まぁそれでも流れの中で

年間で数件は買い取ったりなんかしますが

その都度悩みますよね。

私は買い取らなくても会社は成り立っていますし

とにかく安全第一ですから

悩んだら買わない

これも貫いています。

ただ意識してるのは

一度決断したら

それが裏目に出ても

見苦しい姿は絶対に見せない

って事です。

これをやってしまうと

社員からも顧客からも見下されてしまいますので

たとえ赤字になっても

誰も咎める事はしません

自分の判断が甘かった

そう思うだけです。

ただ

自分がそれを通すと

覚悟の無い者たち

これが世の中にはたくさんいるんだ

ってのも良く分かります。

色々経験しましたが

不動産屋で見苦しいのは

一度価格について折り合ったのに

契約の場で最後の駆け引きをする人ですね。

あと100万上げてくれとか200万上げてくれとか

そんな感じです。

逆に買い付け証明を出しておきながら

具体的に契約日時を決めようとすると

逃げ回る

なんて人たちもたくさんいます。

まぁ見苦しいですよね

自分は絶対にそうはなりたくない

若い頃からそう思っていました。

さて

また新たな決断を迫られています。

まだどうするか決めていませんが

今回は進むか戻るかの決断ではありません。

どっちに進むか

って話ですから

決断しないという決断はありません。

私の決断が

吉と出るか凶と出るか？

この時期が一番ドキドキします。

One of the hardest things about life is making decisions.

Life is impossible without decisions.

But decisions often become backfire.

Even so we can't live without making decisions.

So everyone makes decisions and moves forward.

Big decisions are things like marriage and getting a job.

In the case of marriage, depending on the spouse, 

it can ruin your life, so it's a very difficult decision.

Even if you get a job, 

if the company you join is not what you expected,

 it becomes a painful space, so you have to decide to change jobs again.

In my case, it was the worst.

The first company I joined after graduating from university was in the business of fraud, 

so I had a hard time right away.

When you run a company, a lot of these decisions come at you.

If you make the wrong decision, you could suffer huge losses and the company could go bankrupt, so it's very bad for your mental health.

But I can't run away,

so I've had to muster up the courage to make decisions each time.

That's been my life as a company manager so far.

As I make many decisions like that, 

I have become used to gauging the capacity of others.

In the case of real estate agents, 

there are people who are quick to make purchase decisions, 

and they gather information from their peers and improve their business performance.

However, being quick to make decisions alone can ruin you.

If you buy properties one after another without thinking deeply, 

you end up with a pile of dead stock, 

and you end up in a bind, 

and one day the president suddenly disappears.

So, if you are a buyer, 

if you are too careful, you won't gather information, 

and if you buy things too easily, you will end up with a lot of losers.

It's a difficult job.

I have seen that a lot, 

so I don't make buying and reselling the pilar of my management.

In principle, I am a brokerage company.

But even so, I do buy a few properties a year, 

but I worry about it every time.

My company is able to run without buying properties, and safety is my number one priority, 

so I don't buy if I'm unsure, and I stick to that.

However, I am conscious that once I make a decision, even if it make loss

I will never show any shame. 

If I do this, I will be looked down upon by both my employees and customers, 

so even if I end up in the red, 

I don’t  blame anyone its just my fault

I have been thinking that way for long time

but I understand that there are many people in the world who are not prepared. 

I have experienced a lot, 

but the most shameful real estate agents are those who, even after agreeing on the price, try to negotiate at the end of the contract. 

They say things like, 

``Give me another 1 million yen, or 2 million yen,”

 that kind of thing

.''On the other hand, there are many people who submit a purchase certificate, 

but then run away when we try to decide on a specific date and time for the contract. 

It's pretty shameful, isn't it? 

I definitely don't want to be like that. 

I've thought that since I was young. 

Now, I am faced with another decision. I haven't decided what to do yet, 

but will my decision turn out to be good or bad? 

This is the most nerve-wracking time.

偽りを放置すれば本物が引っ込む

佐野海舟選手がブンデスリーガでデビューしたようですね。

不同意性交で逮捕されましたが

結果は不起訴だった訳で

まぁ当然ですよね。

最近このパターンが本当に増えましたよね

山川穂高選手も

伊藤純也選手も不起訴です。

不起訴にはなりましたが

報道のダメージは大きいのに変わりはありませんから

本当に災難だったと思います。

これはハニートラップって言うそうですね。

有名人狙いの罠

って事だと思いますが

もうそろそろ週刊誌もいくら売れるからと言っても

女性からの訴えだけで大々的に報道して

若い将来のある選手を潰すのは止めてもらいたい

そう思います。

伊藤純也選手のケースは

女性はかなり悪質だったようで

伊藤選手は被害者として警察に聴取を受けてたんですね。

にも拘わらず加害者扱いで報道された訳ですが

本当に気の毒だと思います。

長年努力して日本代表に上り詰めたのに

あの報道で代表を外されましたからね。

私たちはこの手の報道は少し冷めた目で見た方が良いですね。

警察より先にマスコミに流した段階で

私自身はもしかしたら有名人にダメージを与えるのが目的

そんな疑いを持つようになりました。

ただこの不正告訴の被害者は男性だけではありませんよね

むしろ女性の方がダメージは大きいと思います

世の中が女性の性被害を疑うようになれば

本当の被害者が訴えるのをためらう

なんて事があるかも知れません

実際に被害があれば救わなければいけませんが

泣き寝入りしては救いようもありませんからね

ですから女性のためにも不正告訴は許してはならない

そう思います。

今の日本は大きな変換期にあると思います

性被害も昔ならあまり表に出てこなかったのに

勇気をもってそれを訴える人が増えました

ですから男性の横暴もずいぶん少なくなり

その意味では女性の立場も上がり

良い時代になったと思います。

また会社でも

セクハラ、パワハラに対しては

厳しく対応するようになりました。

これも労働環境が改善しますから大変良い事なんですが

ただ

私たち経営者仲間では良く話題になりますが

これも偽性被害と同じで

実際にはそれを利用して

単にリベンジ願望から話を作って相手を貶めようとする

そんな人達もいるようです。

これもあまり野放しにしてると

本当の被害者が救われませんから

真偽の見極め

大切だと思いますね。

その意味では本当に難しい時代になった

つくづくそう思います。

被害の捏造を恐れるのであれば

その捏造の機会を少なくする事になりますから

どうしても私自身は

仕事以外での社員との付き合いは激減していきます。

まぁ体力にも若い人たちと遅くまで付き合うのは厳しいですからね

その意味では悪いとも思っていませんが

it may be that real victims will hesitate to come forward.

If there is actual damage, 

we need to help them,

but there is no hope of helping them if they just keep quiet.

So, for the sake of women, 

I think that false accusations should not be allowed.

I think Japan is currently in a period of change.

In the past, 

sexual assaults did not come out much,

but more people are courageously speaking up.

As a result, men are much less arrogant, 

and in that sense, women's status has improved, 

and I think we are living in a good time.

Also, companies have started to take stricter measures against sexual harassment and power harassment.

This is also a very good thing because it improves the working environment, 

But as we managers often talk about,

it's the same as fake victimization,

there are actually people who make up stories simply out of a desire for revenge to coworker or superior

If this is left unchecked,

the real victims won't be saved, 

so it's important to determine the truth.

In that sense, I really think that we live in a really difficult time.

If we are afraid of fabricating victimization,

It is better to get rid of pportunities for fabrication,

so I personally will have to drastically reduce my interactions with employees outside of work.

Well, it's hard on your stamina to hang out with young people until late at night,

so in that sense I don't think it's a bad thing,
