強さだけを求めれば弱者は邪魔になる

オリンピックのパリ大会が終わり

日本のメダル数を見ると3位でした

1位アメリカ、2位中国でしたから

ほぼGDPと一致していますね。

一時期日本のスポーツは没落していましたが

最近はオリンピックもワールドカップも盛り返してきて

楽しみになりました。

オリンピックが終わると

決まってパラリンピックが始まりますが

残念ながらこちらは盛り上がりませんね。

私は全く競技を視ませんでしたから

少し罪悪感もあります。

ただこのパラリンピックの結果を見ると

私たちが少し勘違いしてる

これに気付かされます。

私が今回思ったのは中国ですね。

私たちは尖閣だの南シナ海だので

軍事的圧力をかけてくる中国

どうしてもマイナスのイメージがあります。

しかし私たちの側には正義の味方アメリカがついてる

そんな安心感もあって

毎日過ごしてる訳ですが

ことパラリンピックに関しては

イメージが逆転しますよね。

アメリカはオリンピックでは126個もメダルと取りましたが

２位中国は91個でしたのでまぁ圧勝でした。

世界一の経済大国でスポーツも強くて正義の味方アメリカ

頼りになりますよね。

でもパラリンピックのメダル数を見ると

そのアメリカの強さの本質

これが見て取れます。

パラリンピックに関しては中国が１位で220個のメダルを取っています

でアメリカ

その半分以下の105個しか取っていません。

メダル数ではイギリスにも負けて３位です。

これから私が感じた事は

中国は障碍者スポーツに力を入れてるのに

アメリカはそうでは無い

って事です。

つまり

中国の方が弱者に優しい

少なくともパラリンピックからはそんな実態が見えて来ます。

アメリカは強い国ですが

そうなったのは弱者に厳しいから

これも間違いありません。

トランプみたいな大金持ちがいる一方で

路上生活者も多い

これが強さの実態

そう言って良いのだと思います。

アメリカは貧困者の寿命は裕福な人より１５歳も低いそうですから

それだけでも弱者には厳しい

そう思います。

中国の事は良く分かりませんが

元々共産党は労働者が作った訳ですからね

弱者に対して目を向けてる

それもパラリンピックの結果から想像できます。

まぁパラリンピックだけですべてを判断するのもどうか？

って思いますが

ただ私はこの仕事をしていて

アメリカのようになってはダメだと思います。

私たちのお客様の中には

生活保護で暮らしてる方がたくさんいますが

この最後のセーフティーネットがあるから

私たちは治安を保って安心して生きられる

この有難さをもっと意識するべきでしょうね。

トランプが移民に厳しい政策で人気が出たのを真似て

日本でも生活保護受給者に対して差別的な発言をする人たちが増えましたが

弱者に厳しい国になれば

町にホームレスが溢れる

って事ですからね。

アメリカの映像を見ると

ホームレスの居住地域は

ゴミが散乱して

薬物中毒者が路上で寝転がり

恐ろしいし光景です。

絶対にそうはなりたくないと思いますよね。

自民党も立憲民主党も党首選が行われましたが

この国の指導者は

ただアメリカ発の中国の脅威論一辺倒に傾くのでは無く

たまにはパラリンピックでも見て

本当に良い国とはどんな国か？

その辺もしっかり心に描いてもらいたいですね。

目指す姿がぼやけては

針路は定まりません。

まぁ国の事は私にはどうにもなりませんが

零細企業であっても私自身は

自分が理想の姿が描けてるから

ブレる事無く経営ができてるのです

私はアメリカのように利益至上主義ではありません

社員が穏やかに会社生活を送る事ができる

これを理想としていますから

基本は少ない糧を分かち合う

そんな考えです。

不動産屋にありがちな

ひたすら売上だけを求める

そんな会社にする気は毛頭ありません。

ですからパラリンピックを見て

アメリカは私たちが理想とするべきでは無い

直感的にそう感じた訳です。

so that's almost the same as GDP. 

Japanese sports were on the decline for a while, 

but the Olympics and the World Cup have been picking up steam recently, 

so I'm looking forward to it.

After the Olympics,

 the Paralympics always start, 

but unfortunately there's not much excitement there. 

I didn't watch any of the games, so I feel a little guilty. 

But looking at the results of the Paralympics, 

I realize that we're a little mistaken. 

What I thought of this time was China. 

We have a negative image of China, 

which exerts military pressure on the Senkaku Islands and the South China Sea. 

But we spend our days feeling safe knowing that the United States, the ally of justice, is on our side,

 so that's how we feel. 

But when it comes to the Paralympics, 

that image is reversed. 

The United States won 126 medals at the Olympics, and China, second got 91, 

so it was a landslide victory for America

The United States is the world's largest economic power, is strong in sports, and is a ally of justice, so we can rely on them. 

But if we look at the number of medals won in the Paralympics, 

We can see the true nature of America's strength. 

China is in first place in the Paralympics with 220 medals, 

while America has only won less than half of that, 

105. In terms of medal count, 

America is in third place, behind Great Britain. 

What I felt from this is that China puts effort into sports for the disabled, 

but America does not. 

In other words, China is kinder to the weak, at least that reality can be seen from the Paralympics. 

America is a strong country, but that is undoubtedly because it is tough on the weak. 

While there are billionaires like Trump, 

there are also many homeless people, 

and I think that this is the true nature of strength. 

In America, the life expectancy of the poor is said to be 15 years shorter than that of the rich, I don't know much about China, but the Communist Party was originally created by workers, 

so they are focusing on the weak, I can imagine that from the results of the Paralympics. 

Well, I don't think it's right to judge everything based on the Paralympics alone. 

But, as I do this job, I think we must not become like America. 

Many of our clients live on welfare, 

and we should be more aware of the fact that we can maintain public order and live in peace because of this last safety net. 

Following Trump's popularity with his tough immigration policies, 

more and more people in Japan are making discriminatory remarks about welfare recipients, but if we become a country that is tough on the weak, 

the towns will be filled with homeless people. 

When you look at footage from America,

you can see that homeless areas are littered with garbage and drug addicts are lying on the streets, and it's a horrifying sight. 

I definitely don't want to end up like that. 

Both the Liberal Democratic Party and the Constitutional Democratic Party are holding party leader elections, 

but I would like the leaders of this country to not just lean solely to the America, but to watch the Paralympics 

and think about what a truly good country is.

 If the vision is unclear, 

we will not be able to decide on a course. 

Well, I can't do anything about the country, 

but even though I run a small business, 

I have an ideal vision for what it should be,

so I've been able to run it without wavering. 

I'm not profit-first like in the US, 

and my ideal is for employees to be able to live peaceful lives at work, 

so the basic approach is to share what little we have.

 I have no intention of turning my company into one that only seeks sales, like many real estate companies do. 

So when I saw the Paralympics, I intuitively felt that America shouldn't be our ideal.

大声で恫喝するのは動物に近い証

昨日の自民党総裁選挙

ネットでチラチラ見ていましたが

面白かったですね。

１回目の投票では高市早苗が党員票でも議員票でもトップでしたから

これでほぼ決まり

そう思っていたら

決戦投票では

議員票でも都道府県票でも

石破茂が取ってまさかの逆転劇でした。

これ何でそうなったんでしょうかね？

議員には人気が無くてこれまでも負け続けてた石破茂が

今回の決戦投票で初めて議員票でトップになった訳ですが

不思議ですよね。

まぁ私は議員ではありませんから本当の事は分かりませんが

私の想像では

決戦投票の寸前に高市早苗と石破茂に与えられた最後のスピーチ

これに理由があると思います。

私が感じたのは

内容的にも石破茂が勝っていましたが

一番の理由は声のデカさだと思います。

多分これから総選挙が控えてる皆さんは

高市早苗の力のない声で選挙応援に来られても

いまいち迫力が無くて

心もとない

そんな気持ちだったんだと思います。

この声のデカさ

実際に選挙では本当に大切ですよね。

私が一番印象に残ってるのは田中角栄です。

あの迫力のあるダミ声で

自らは小学校しか出て無いのに

数いる東大出身のライバルを蹴散らかしました。

これはアメリカ大統領選挙でも同じですよね。

バイデンさんは加齢で声が小さくなり

トランプとの討論会では明らかに力不足

そんな印象を国民に与えてしまい

結局撤退しました。

その後を継いだハリスさんは

若いだけあって声が大きいので

トランプも弱弱しく見えて

支持率が逆転しています。

こうやって見ると

政策だとかなんだとか言いますが

選挙に勝つには一番は声のデカさ

そんな気もしてきます。

動物の世界では

メスを奪い合ってオス同士が喧嘩しますが

その前にまずはお互いに吠え合って

声のデカさで勝負を決めますよね。

そのデカさが拮抗してると

実際に力で決めよう

って事になるのです。

ですから

順位を決めて群れが安定する動物は

戦う前に声のデカさで決める

多分そうやって無用な争いを避けてきたんだと思います

ですから

デカい声は動物が優位に立つ本能

そんな風にも思います

しかし選挙はともかく

今の時代に人間社会でその本能だけで通用すると思ったら大間違いですね。

と言うよりむしろ逆効果

そんな可能性が高くなります。

今日本中で起こってるパワハラ問題はほとんど大声がからんでいます。

兵庫県知事もそれで辞職しました。

ですから

私たち人間に限らず動物は

声のデカさで群れの優位な位置を確保してきましたが

今ここに来て初めて

それが大きな弊害になる

そんな時代になったって事です。

最近はすっかり居なくなりましたが

少し前までは

お客様にも大声で恫喝する人はたまにいました。

その対応も私たちはすっかり心得ています。

録音を取って

“脅迫ですから警察に行ってきます”

この一言で

相手はすっかり大人しくなる

何度も経験しました。

ですから

もうこれからは大声は選挙だけけしか通由しない

これを心に刻みましょう。

兵庫県の斎藤知事も

出直し選挙に出馬を決めたようですが

もう選挙が終わったら

そのデカい声は封印

是非意識してくださいね。

マスコミからは袋叩きですが

私自身は一生懸命仕事をしてたと思って評価してますから

できれば

しっかり反省して

また県庁に戻って来てほしい

そう思っています。

I watched the LDP presidential election yesterday on the internet and it was interesting.

In the first round of voting, 

Takaichi Sanae was at the top of both party member and parliamentary votes, 

so I thought that she will win

But then in the final round of voting, 

Ishiba Shigeru won both parliamentary votes and prefecture votes, 

which was an unexpected reversal.

I wonder why this happened?

Ishiba Shigeru is not popular with parliament members and has been losing up until now, 

but in this final round of voting, 

he has come to the top of parliamentary votes for the first time.

It's strange, isn't it?

Well, I'm not a parliament member so I don't know the truth,

but I think the reason is in the final speech given to Takaichi Sanae and Ishiba Shigeru just before the final round of voting.

I felt that Ishiba Shigeru won in terms of content as well,

 but I think the main reason was the loudness of his voice.

I think that people who are facing the general election in the future are feeling uneasy that Takaichi Sanae's weak voice will be negatively affect their election

This loudness of voice is really important in elections, isn't it?

The person who made the biggest impression on me was Kakuei Tanaka.

With that powerful, husky voice

Although he had only graduated elementary school 

he crushed many rivals who graduated from Tokyo University.

It's the same in the US presidential election, isn't it?

Biden's voice has gotten quieter with age

and he was clearly weak in the debate with Trump

which left the public with that impression, 

and he ended up withdrawing.

His successor, Harris, is young and has a loud voice

so Trump looks weak

and her approval rating has reversed.

When you look at it this way

Although they talk about policies 

but it seems like the loudness of their voice is the most important thing to win an election.

In the animal world

males fight over females, 

but before that they first bark at each other and decide the winner by the loudness of their voices.

When the loudness is comparable

it actually comes down to deciding by force.

Therefore,

animals that decide their rank and keep their group stable

decide by the loudness of their voice before fighting

I think that's how they avoid unnecessary conflicts

so

I think that loud voices are an instinct that animals have to be dominant

But, aside from elections,

it's a big mistake to think that this instinct alone will work in human society in this day and age.

Or rather, it's more likely to have the opposite effect

That's the case.

Most of the power harassment issues happening in Japan right now involve loud voices.

The governor of Hyogo Prefecture also resigned because of this.

So,

not only us humans, but animals have secured their dominant position in the group by the loudness of their voices 

it's the first time that this has become a major problem in human society

They've completely disappeared recently, 

but until recently there were people who yelled at us and intimidate 

We know how to deal with that too.

We record the conversation and say,

"This big voice is a intimidation

so I'm going to the police."

With just these words,

those person became completely docile

I've experienced this many times. 

So, from now on, loud voices will only be accepted in elections.

Let's keep this in mind. 

Hyogo Governor Saito has also decided to run in the re-election,

but once the election is over, 

please keep that loud voice under wraps. 

He's been criticized by the media, 

but I personally think he was working hard, 

so I hope he will come back to the prefectural office.

幸せは凡才に宿る

過去に何度かゴミ屋敷の物件を買った事があります。

まぁ不動産屋が買うという事は安いから買う訳ですが

どうして安いかと言うと

仲介するには汚くて一般の人にはなかなか売れない

と言う事もありますし

それまでの売り主の生き方が災いして

権利関係が複雑になってる

なんて事もありました。

売り主の側の立場になれば

売るためには安くするしか無いのです。

そんなゴミ屋敷の整理を何度かやって分かりましたが

この住民たち

何も最初からおかしかった訳ではありませんね。

と言うより優秀だった人たちが多いように思います。

まぁ優秀だったから不動産が残ってる

これも言えるのかもしれません。

どうしてそれが分かるか？

って言うと残置物からそれが見て取れるのです。

例えばご主人が亡くなり

高齢の奥さんが一人で住んでたゴミ屋敷がありました。

食べ物も鍋の中に残って固形化するまで放置する

そんな状態でした。

ですから

一見した所悲惨な状態でしたが

片づけてる内に

残された物から

ご主人が一流の国立大学を出た公務員だった事が分かりました。

また一人暮らしの女性が亡くなって

娘さんたちからゴミ屋敷の整理を頼まれた事がありましたが

娘さんたちは写真も全て捨てて欲しい

そう言ってましたので

その写真を処分する前に全部一通り目を通しました。

それから

その女性は若い頃大変綺麗な看護婦さんだったこと

女性一人で娘さん二人を育て上げた事

これが分かりました。

そして私が関係したゴミ屋敷には

偶然かも知れませんが

ある共通点がありました。

それは賞状です

ご本人たちが勤務先で貰った賞状も良く目にしましたが

多かったのは子供の賞状ですね。

習字の賞状だったり

音楽コンクールだったり

また空手とか水泳

とにかく子供の賞状は本当にたくさんありました。

この優秀だった子供たち

順調に育てば親が最後に孤独になって死んでいく

なんて事は少ないと思いますが

実際に私が関わった案件は

お子さんたちが精神的に病んでしまった

そんなご家族が多かったですね。

ゴミ屋敷でなくても

優秀だった子が成長したら心を病んでしまう

なんて話は私が沖縄にいた頃から村では良く目にしましたから

もしかした構造的な理由があるのかも知れません。

天才とバカは紙一重

って言葉がありますが

実際にそんな側面もあるんでしょうね。

まぁ私はこの仕事をしていて

それは以前から分かっていましたからね。

だから３人の息子は見事に凡才ですが

それを嘆く事もありませんでした。

むしろ良かったと思っています。

おかげで

結婚しても全員私の近くに住んでますから

毎週週末には孫たちを連れてやってきます。

これがもし優秀で

アメリカの有名大学に進学した

なんて事になって

その後アメリカで就職して結婚すれば

孫が出来たとしても

滅多に逢えない

そんな可能性が高かったと思います。

幸せは凡才に宿る

私の信念です

会社でも凡才の私の周りに凡才の社員が集まり

幸せな人生だと思っています

I have bought properties that were trash houses several times in the past.

Well, when a real estate agent buys it, 

it is because it is cheap, 

but the reason why it is cheap is sometimes because it is too dirty for an intermediary to sell to the general public,

or sometimes the seller's lifestyle has complicated the rights relationships.

If you are in the seller's position,

there is no choice but to make the property cheap in order to sell.

I have cleaned up such trash houses several times and I have found that the residents

were not strange from the beginning.

Or rather, I think that many of them were excellent people.

Well, it may be said that the property remains because they were excellent.

How can I know that?

I can see it from the things left behind.

For example, 

there was a trash house where an elderly wife lived alone after the husband passed away.

Food was left in the pot until it solidified.

So, at first glance it looked miserable,

but as I was cleaning up

I found out from the things left behind that the husband was a civil servant who graduated from a top national university.

Another time, a woman who lived alone passed away,

and her daughters asked me to clean up her trash house. 

They also said they wanted to throw away all the photos, 

so I looked through them all before disposing of them.

I then learned that the woman had been a very beautiful nurse when she was young, 

and that she had raised two daughters on her own. As single mother

And the trash houses I was involved in had one thing in common, 

It was there a lot of awards certifications

I often saw the awards that the parent themselves had received at their workplaces, 

but most of them were for their children.

There were awards for calligraphy, music competitions, karate, swimming, and so on.

I don't think it's often the case that if these talented children grow up well, their parents will end up lonely and die, 

but in the cases I have been involved in, there have been many families where the children have become mentally ill.

Even if it wasn't a trash house, 

I often heard stories of brilliant children becoming mentally ill when they grew up 

Even in villages when I was in Okinawa, there were some cases too

so maybe there is a structural reason for this. 

There is a saying that there is not fine line between genius and stupidity, 

and I think there is a truth to this. 

Well, I've known that for a long time because I do this job. 

So my three sons are completely mediocre,

but I never lamented it. 

I think it's actually a good thing. 

Thanks to this, even after getting married, 

they all live near me, 

so they took grandchildren over every weekend.

 If they had been brilliant and gone on to a famous university in the US, 

and then gotten a job in the US and married, 

I think there was a high chance that I would rarely see my grandchildren, 

It's my belief that happiness resides in mediocrity. 

Even at work, mediocre employees gather around mediocre president

Yes it`s me

so I think I have a happy life.

人類が必死に求めてエネルギーを注ぐのに実は極めて頼りない物

ネットの出現と加齢で

本を読む機会が激減しましたが

それでも元来本好きですから

たまには買って読んでいます。

ではどんな時に買って読むかと言うと

大体新聞広告とか書評

こんな物を目にしての衝動買いです。

先日も新聞にこんな広告が出ていましたので

本屋に立ち寄ってみたら

一番目立つと所に置いてありましたので

つい買ってしまいました。

買いましたが中身は日ごろ私がこのブログで書いてる事と同じなので

あまり新鮮味もありませんでしたが

ただ私が知らなかった事もたくさんありますので

無駄って訳でもありません。

その一つに1万円札の製造コストが１枚20円だって話がありました。

その20円で造った物がどうして１万円の価値を持つのか

まぁ紙幣が出来た頃は明確でしたよね

中央銀行に持ち込めばいつでも金に換えてもらう事ができる

いわゆる兌換紙幣だったからです。

それが今は金には換えてもらえない不換紙幣です。

にもかかわらずたった２０円で刷った紙切れが何で１万円の価値を持つのか？

この疑問

実は答えが明確では無いんですよね。

専門家の話では

人間が価値があると思い込んでるから価値がある

だそうです。

まぁそうだとすれば

私たちが日々それを求めて人生の大半のエレルギーを費やすお金ですが

何とも危うい物

そんな気がしてきます。

まぁ実際に危ういですよね

ハイパーインフレになれば

もしかしたらパン１個が１億円なんて事になる可能性もある訳ですからね

しかし危うくてもお金が存在しなければ

社会が回りませんから

これからも依存するしかありません。

で

この本で新しく分かった事

金が足りなくて世界中の中央銀行は不換紙幣を発行してる

これは中学生でも分かってる事ですが

実は日銀は大量の金を持ってるそうです。

ですから不換紙幣と言っても

全部ではありませんが金の裏付けはあるのです。

どのくらいあるか？

って言うと846トンも持ってるそうです。

この846トンの金がどれだけ紙幣の裏付けになるのか？

まぁ計算すれば分かりますが

面倒なので計算しません

面倒なだけではありませんよ

実際にはその金は無いのと同じだからです。

どうしてかと言うと

日銀が所有するこの846トンの金

実際には日銀の地下金庫に保管されて訳ではないそうです。

どこに保管されてるか？

って言えばニューヨークの連邦準備銀行に保管されてるそうです

どうしてそうなってるのか？

まぁ私が分かる訳ではありませんが

思うのは

子供がたくさんもらったお年玉

これを子供に持たせて危ない

だから親が取り上げて自分で預かる

これと一緒でしょうね。

日本にそんな大量の金を持たせたままでは

またアメリカに逆らうかも知れない

だから日本には金を持たせない

そんな占領者としてのアメリカの傲慢さ見て取れますよね。

一度戦争に負けたら

大谷翔平がどれだけ活躍しても

対等にはなれない

って事なんでしょうかね？

まぁしかしそんな話はどうでも良い事です

大切なのは

お金ってのは

それだけあやふやで空しい

その理解です。

その理解が足りないと

お金に心を奪われ

結局不幸になる

私がたくさん目にして来た公式です。

お金持ちの代表みたいなトランプも

あの歳になっても

毎日お金の心配をして

過激な行動に走り

その結果

もしかしたら刑務所に入るかも知れない

そんな恐怖の中で生きてると思います。

その恐怖と不安を癒すために

お金で女性を買いまくってたのです。

お金は

自分の人生の安全を確保できれば

それ以上追いかける物ではない

私の信念です。

不動産屋でありながら

もうこれ以上の蓄財に興味が無いのはそのためです。

ただ

私が会社をスムーズにバトンタッチするには

もう少し純資産が要りますから

その意味でこれからも仕事を頑張る事にはなりますが・・

The other day, 

I saw an ad for this in the newspaper, so I stopped by a bookstore and it was in the most visible place, so I bought it.

I bought it, but the contents were the same as what I write about on this blog, 

so it wasn't very new, 

but there were a lot of things I didn't know, so it's not a waste.

One of them was that the manufacturing cost of a 10,000 yen note is 20 yen.

How can something made for 20 yen be worth 10,000 yen?

Well, when paper money was first invented,

it was clear because it was a so-called convertible currency that could be converted into gold at any time if brought to the central bank.

But now it is an inconvertible currency that cannot be converted into gold.

So why can a piece of paper printed for only 20 yen be worth 10,000 yen?

Actually, the answer is not clear.

Experts say

It is valuable because humans believe it is valuable.

Well, if that is the case,

it seems like money is quite dangerous, even though we spend most of our energy every day in pursuit of it.

Well, it is actually dangerous, isn't it?

If there is hyperinflation,

it is possible that a loaf of bread could cost 100 million yen.

But even if it is dangerous, 

society cannot function without money,

so we have no choice but to continue relying on it.

Because there are not enough gold 

The central banks are issuing paper money which can`t change to the gold

This is something that even middle school students know, 

But interestingly 

Actually, the Bank of Japan has a lot of gold.

So yen is backed by gold, although not all of it.

How much do they have?

They have 846 tons.

How much of these 846 tons of gold can back paper currency?

Well, you can find out by doing the calculations, 

but I won't do it because I am busy

It's not just that it's too much work, 

Because it is meaningless 

The reason is that the 846 tons of gold owned by the Bank of Japan are not actually stored in the Bank of Japan's underground vault. 

Where is it stored? 

Apparently it is stored at the Federal Reserve Bank of New York. 

Why is that the case? 

Well, I don't know the answer, 

but I think it's the same as when a child receives a lot of New Year's money, 

and it's dangerous for the child to have it, 

so the parents take it away and keep it for themselves. 

If Japan is left with that much gold, 

they might rebel against America again, 

so they don't want Japan to have any money. 

I can see the arrogance of America as an occupier. 

Once we lose a war, no matter how well Shohei Ohtani does, 

we can't be equal, right? 

Well, that's irrelevant. 

What's important is understanding how vague and empty money is. 

If you don't understand that, 

you'll be captivated by money and end up unhappy. 

That's the formula I've seen a lot. 

Even at his age, 

Trump, who seems like the epitome of the rich, 

worries about money every day, 

takes extreme action, 

and lives in fear that he might end up in prison as a result. 

To ease that fear and anxiety, 

he used his money to buy women.

 It's my belief that money is not something to chase after once you have secured security in your life. 

That's why, even though I'm a real estate agent, 

I'm no longer interested in accumulating more wealth.

 However, I need a little more net worth in order to smoothly take over the company, 

so in that sense I will continue to work hard from now on...

経済用語で最近良く耳にするようになった言葉に

ゼロサムゲームってのがあります。

まぁ知らない人は少ないのかも知れませんが

もし知らなかったとしたら是非頭に入れた方が良いですね。

誰に頭に入れてもらいたいかと言うと

一番はギャンブル依存症の人です

その次に投資依存症の人ですね

この言葉を知らないで投資をしてると

私から見れば暗闇の中で走ってる

そんな風に思える位に危なっかしく見えます。

知らない人のために説明すると

サムは英語のsumですから合計って意味です。

つまりゼロサムとは合計してゼロになるって話です。

ギャンブルが一番分かり易いですよね

ギャンブルは新しい富を生みませんから

そこで飛び交うお金は常にゼロサムです

負ける人の掛け金と

勝つ人の掛け金が同じになる

そんな仕組みで成り立ってる世界です。

良く時代劇の丁半ばくちのシーンで

中盆役のヤクザが

さあ張った張った

丁半揃いました

と言って壷を上げますよね

つまり負ける人と勝つ人

この数が揃うから勝負が成立する訳です。

ただ実際にはバクチはゼロサムではありません

胴元の取り分がありますから

マイナスサムゲームです。

と言う事は

やればやるほどほぼ全員が負ける

そんな仕組みです。

だからバクチは身を滅ぼす

そう言われてる訳です。

これ投資の世界でも基本構造は同じです

例えば株でも儲かったとしても

その反対側には損をした人がいる

これが株式投資の構造です

ただバクチと違うのは

株式の場合業績が上がれば配当と会社の付加価値が上昇しますから

その意味ではゼロサムでは無くプラスサムです。

だからバクチと違い非合法にならないどころか

最近は国がNISAを勧めるようになったのです。

でもこのプラスいつまでも続くと思いますか？

経済が成長し続ければ続くでしょうね

だから世界中で経済成長率が語られるのです。

が

消費は飽和状態

人口は減少期に入り

この経済成長依存社会は限界に近づいてる

私の時代認識です。

では成長が止まればどうなるか？

と言えば

企業価値が下がる訳ですから

株の世界もマイナスサムゲームとなるはずです。

つまり

いずれ投資をした人たちは

そのツケを払う

そんな事になるのです。

ただバクチと構造が同じですからね

実は成長が続いたとしても

損をする確率は高くなります

それは胴元と同じで

証券会社が手数料を取りますから

数多く取り引きをすればするほど

その手数料はちょっとやそっとの値上がりでは取り返せなくなるのです。

まぁこの話は私が言ってる訳で

ある意味素人のたわ言ですから

そうなると言い切れる訳でもありませんが

私自身はこの時代認識で会社の経営を行っています。

いずれ大混乱の時代が来るとすれば

それが致命傷にならないように

って考えてる訳です。

で

世の中全体はゼロサムゲームでとらえる事ができるのでしょうか？

私なりにこの仕事をして思う事は

間違いなくそうなると思います。

つまり

銀行から借金をして投資をして

それがマイナス成長になり

投資資金が回収できない

となれば

その借金をした人はどうなるか？

それは破産するのです。

破産すれば負債はゼロになりますから

スクラッチの状態に戻るだけです。

では破産で踏み倒された借金

これは誰が負担するのでしょうか？

まぁ一義的には金融機関ですよね

でもその金融機関が持ちこたえられなくなったらどうするのでしょうか？

バブル崩壊の後が分かり易いですよね

公的資金の注入となります。

その注入した公的資金５１兆円でしたが

最終的に１０兆円が回収できませんでした

つまりこれはそっくり国民の負担ですから

投資の失敗は巡り巡って国民が負担する

って事になります。

まぁバブル崩壊はその程度で済みましたが

次はそうは行かないでしょうね

多分私は国民の金融資産がダイレクトに狙われる

そんな気がします。

そうなると

投資で破産した人もゼロ

こつこつ預金してきた国民も蓄えがゼロ

つまりゼロサムって訳です。

まあ極端な話ですから

実際にはそうはなりませんが

少なくともゼロサムを理解すれば

投資詐欺にあう事も無いでしょうし

将来の備えもできると思いますので

是非理解しましょう。

ある人によると

人類の最大の発明はゼロだそうです。

小学校の頃からゼロを学んだ私たちからすれば

あまりにも馴染み過ぎてそんな感覚はありませんが

今の科学技術の発展は

すべてゼロの概念のおかげだそうです。

そうやって考えると

ゼロは宇宙を支配する究極の概念

そんな風にも思えます

投資でどんなに大金を手に入れても

それは死とともに本人にとっての価値はゼロになります。

またどんなにたくさんの借金があっても

同じように死ぬときにはゼロです。

人間の作り出した物は

全てゼロになる

そう思えば

随分気持ちが楽になりますよね。

私たちは

もしかしたらゼロのために生きてるのかも知れません。

If you invest without knowing this term, 

it looks so risky to me that it feels like you're running in the dark.

For those who don't know,

In other words, zero-sum means that the sum of everything is zero. 

Gambling is the easiest to understand, isn't it? 

Since gambling does not create new wealth, 

the money that is flying around is always zero-sum. 

The amount that the loser bets is the same as the amount that the winner bets. 

That's how the world works. In the "cho han bakuchi” in old dramas, 

However, in reality, gambling is not zero-sum.

It is a negative-sum game because the winner have to pay fee to the Yakuza

In other words, 

the more they play, the more everyone loses.

That's how it works.

That's why it's said that gambling will destroy you.

The basic structure is the same in the world of investment. 

For example, even if you make money with stocks, 

there is someone on the other side who has lost money. 

This is the structure of stock investment.

 However, what makes it different from gambling is that with stocks, 

if the company's performance improves, 

the dividends and the added value of the company increase, 

so in that sense it's a positive sum, not a zero sum.

So, unlike gambling, 

not only is it not illegal, but the government has recently started recommending NISA.

But do you think this positive will continue forever?

It will continue if the economy keeps growing.

That's why economic growth rates are talked about all over the world.

However, consumption is saturated, 

the population is in a period of decline, 

and this society dependent on economic growth is approaching its limit. 

This is my understanding of the times. 

So what happens if growth stops? 

Corporate values will fall, so the stock market will become a negative-sum game. 

In other words, 

those who invested will eventually have to pay the price.

However, it has the same structure as gambling, 

so even if growth continues, 

the probability of losing money will increase. 

This is the same as with a bookmaker, 

the securities company will take a commission, 

so the more transactions you make, 

the less likely you are to make up for that commission with a slight increase in price. 

Well, this is what I'm saying, 

and in a sense it's just the ramblings of an amateur, 

so I can't say for sure that this will happen, 

but I run my company with this understanding of the times. 

If an era of great chaos does come, 

I want to make sure that it doesn't become fatal. 

So, can the world as a whole be viewed as a zero-sum game? 

From what I can tell from doing this job,

 I definitely think that is case. 

In other words, 

if you borrow money from a bank, 

invest, and then it goes into negative growth and you can't recover your investment, 

what happens to the person who borrowed? 

They go bankrupt. 

If you go bankrupt, 

your debt will be zero, so you'll just go back to scratch.

So who will pay for the debt that is defaulted on in bankruptcy? 

Well, primarily the financial institutions, right? 

But what happens if those financial institutions can't hold on? 

The aftermath of the bubble collapse is easy to understand: 

public funds will be injected. 

The public funds injected were 51 trillion yen after bubble economy collapse

but in the end, 10 trillion yen could not be recovered.

In other words, this is the entire burden of the people, so in the end, investment failures will be borne by the people.

 Well, the bubble collapse was limited to that extent, 

but I don't think it will be that next time. 

I think the people's financial assets will probably be directly targeted. 

If that happens,

there will be no people who owe debt from investments, 

and the people who have been saving money steadily will have no savings.

In other words, 

it's a zero-sum game. 

Well, this is an extreme example, 

so it won't actually happen, 

but if you understand zero-sum, 

you won't fall victim to investment fraud and you'll be able to prepare for the future, so it's important to understand it.

According to some people, the greatest invention of mankind is zero. 

For those of us who have learned about zero since elementary school, 

it's so familiar that it doesn't feel like it, 

but it seems that all of today's developments in science and technology are thanks to the concept of zero.

If you think about it that way, 

it seems like zero is the ultimate concept that governs the universe.

No matter how much money you get through investments,

it becomes zero when you die.

And no matter how much debt you have, 

it's also zero when you die.

If you think that everything created by humans becomes zero, 

it makes you feel a lot better, doesn't it?

Maybe we live for zero.

本当は誰に言ってるの？

小学校一年生と三年生の孫がやってきて

私に手紙を渡しました。

封筒に

“しょうたいじょう”

って書いてあります。

中身は読まなくても分かっていますが

まず一年生の孫の手紙を読みました。

“〇月〇日にうんどうかいをやりますのでみにきてください”

と書いてあります。

同じ内容だと分かっていますが

次に三年生の孫の封筒を開けて読みました。

すると

“秋も近くなりましたがおじいさんおばあさんお元気ですか？

僕たちは〇月〇日に運動会をやりますので招待します“

って書いてありました。

まぁそのまま内容をほめて上げれば良い物を

どうしても突っ込みたくなるのが

私の悪い性格です。

すかさず言いました

“おととい会ったばかりなのにお元気ですか？”

っておかしくないか？

って

すると返ってきた返事は

その手紙はジージーに見せるために書いてる訳じゃないから

でした

で私は誰に見せるために書いたの？

って更に聞くと

先生に見せるためだよ

ですって

まぁ言われればその通りですね。

学校で書いて先生に見せて

良くできました

って言われるのが目的ですから

当然そんな文章になりますね。

私も迂闊でした。

あて名は私なのに

実際には先生宛に書いてる

面白いですよね。

ただこれ大人の世界でも良くありますね。

つまり語る目的は

直接話してる相手では無く第三者

って話です。

私たちのような底辺の物件を扱ってる不動産屋は

お客様にそんなケースが良くあります。

カップルで家探しに来ると

少し悪そうな男性が

タメ口で横柄な態度の事が良くあります。

これは私たちに話をしてますが

実際には彼女を意識してます。

自分の強さを見せつけるいわゆる恰好づけです。

どうしてそれが断言できるか？

って言うと

まずいくらヤンキーでも

一人できてそんな態度を取る人はいないのです。

男の悲しさ

これを感じる瞬間でもあります。

まぁしかしいくら彼女の前だけと言ってもれはダメすね。

そんな感じの人間をアパート入れると

他の入居者が怖がりますので

体よくお帰りいただくのが定番です。

ですから

少しヤンキー系の彼氏がいる女性は

その彼氏を不動産屋に連れてくと

良い物件は借りられない

そう思った方良いしょう。

この直接話してる相手では無く

第三者に聞かせる目的で話をするケース

人間社会では多用されますよね。

実際私もよく子供たちや社員にそれを使います

直接言っては

相手によってはショックが大きすぎて

受け止められない

そんな可能性がありますから

あえて間接的に伝えるのです。

このブログも実際には社員に伝えるのが目的

そんな事が良くあります。

ただこの間接的に伝える話法

相手によっては逆効果ですね。

“それ私の事ですよね直接私にはっきり言って下さい”

って話になるともう大変です。

ですから

相手の性格を見ながら

直接的に話したり

間接的に話したり

これが社長業です。

まぁしかし長年こんな事をしてると

自分自身は

直接言われた方が良い

そんな性格になりますね

回りくどく言われるよりは

直接言われて

そこで議論して

あとはスッキリ

このレベルになれば

結構楽に生きられますが

周りを見るとそうでは無い人だらけですから

自分の思いは封印しています。

それでも私はズケズケ物を言う

そんな風に良く言われますが

実際にはこれでも結構言葉を飲み込んでるんですよ。

だからストレス発散でブログを書いてる

そんな意味もあるんです。

My grandchildren, who are in the first and third grades, came over and handed me letters.

However, this is common in the adult world as well. 

In other words, 

the purpose of the message is not to the person you're speaking to directly, but to a third party. Real estate agents like us who deal with low-level properties often see this with our customers. 

When couples come to look for a house, 

it's common for men who seem a little bad to talk to us and behave arrogantly. 

They're talking to us, but in reality they're thinking of their girlfriend. 

It's a way to show off how strong he is 

 How can I know it?

Well, first of all, no matter how much of a delinquent they are, 

there's no one who would behave like that when they come to our company

 It's also a moment when I feel the sadness of being a man.

But even if it's just in front of their girlfriend, 

If we let someone like that into our apartment, 

the other tenants will be scared, 

so it's common politely ask them to leave.

戦争は兵站

って言葉を聞いた事がありますが

今のウクライナ戦争を見ると

まさにその通りですね。

ロシアがキーウを攻め落とせなかったのも

結局は補給線が伸びすぎてしまって

そこを叩かれたからです。

世界第2位の軍事大国であるロシアが

隣国のウクライナを支配するだけの補給線を保てない

まぁ兵站ってのは本当に戦争では大切

それが良く分かります。

しかし歴史を見れば不思議ですよね。

今の時代のように輸送手段が発達してない時代に

どうやってアレキサンダーだとかジンギスハンだとか

あれだけの遠征が出来たのでしょか？

それは昔の戦と今の戦は決定的に違うからです。

昔は主に徒歩で攻めて行きますから

たっぷり時間をかけて戦うのです。

ですから

食料は現地で調達

これが原則です。

ところが近代戦はそんなのんびりした話ではありません。

ガンガン爆弾を落として戦いますから

基本は基地からの補給って事になります。

この近代的な兵站の考え方が徹底出ずに敗れたのが旧日本軍です

中国から東南アジアまで徒歩で進軍した訳ですが

基本的には物資は現地調達だったようですから

ある意味戦国時代の戦いをやってた訳です。

これではアメリカに負けますよね

アメリカは沖縄戦では５５万人もの兵士を投入していますが

実際に戦闘に加わったのはその内たった14％だそうです。

この強力な兵站が

何千キロも離れていながら

日本を打ち破った

そう言って良いのかも知れません。

こうやって考えると

プーチンは本当に愚かですよね。

多分７０歳を超えて

歴史に名を残そうとしてるのだと思いますが

ナポレオンの時代と今では全く違いますからね。

ヨーロッパを征服

なんて野望は可能性はゼロ

私でも分かりますが

老いて脳が劣化して

その程度の事も分からないのでしょうか？

まぁ戦争の話はともかく

これは会社でも全く一緒です。

私は昔からロジスティックサポート

この大切を理解して会社経営を行っています。

どうして理解したかと言うと

若い頃はその理解が足りなくて

失敗したからです。

営業成績だけがすべて

そう勘違いしていました。

何で勘違いしたかと言うと

以前勤めてた会社では

成績のグラフが貼ってあって

私はいつもトップですから

いつの間にか傲慢になって

裏方の仕事を見下すような

そんな潜在意識があったのです。

まぁこれでは上手く行きませんよね

色々ガタガタして

最後に気付かされました。

営業を支える人たちの大切さを

ですから

当社では営業成績のグラフはありません。

それをやってしまうと

営業だけが価値がある

そんな間違ったイメージの会社に出来上がるからです。

昔の不動産屋は

成績優秀者だけご褒美に海外旅行

これをあっちこっちでやっていましたが

まぁ実際にはほとんどが東南アジアへの買春旅行でしたね。

私自身旅行には何度も付き合いましたが

周りのオヤジたちが

若い女性を連れて盛り上がってるのを見ると

本当に嫌悪感が湧いてきました。

自分自身が沖縄にいた頃は

逆の立場で

米兵に春を売る女性たちを見てきましたからね

彼女たちの苦境も良く知っています。

おっと話が逸れました

とにかく他の不動産屋はともかく

当社は旅行に行く時には

営業だけ連れてく事はありません。

社員全員を連れて行きます。

そしてその社員の家族もできれば連れて行きたい

そう思っています。

社員が働けるのも

家庭でしっかりロジスティックサポートが行われてるおかげですからね。

コロナも明けましたし

来年当たり実現できれば良いな

なんて漠然と考えています。

I've heard the saying that war is all about logistics,

and looking at the current war in Ukraine, 

I think that's exactly right.

Russia couldn't take Kyiv because their supply lines were stretched too far, 

and they were attacked for that. 

Russia, the second largest military power in the world, can't maintain a supply line to control its neighboring country, Ukraine. 

Well, logistics are really important in war. I understand that.

 But if you look at history, it's strange. 

How could Alexander or Genghis Khan carry out such large expeditions in an era when transportation methods were not as developed as they are today? 

That's because wars in the past and wars today are fundamentally different. 

In the past, 

attacks were mainly made on foot, so battles took a lot of time. 

So the rule was to procure food locally. 

But modern warfare is not so leisurely. 

They fight by dropping bombs all the time, 

so the basic rule is to get supplies from bases. 

The Imperial Japanese Army was defeated because they did not fully understand this modern idea of logistics.

 They marched from China to Southeast Asia on foot, 

and since supplies were basically procured locally,

 in a sense they were fighting a war like in the Sengoku period. 

Centrally The US deployed 550,000 soldiers in the Battle of Okinawa, 

but only 14% of them actually participated in the battle. 

It may be fair to say that this powerful logistics system defeated Japan,

even though they were thousands of kilometers away.

When you think about it like that, 

Putin is really foolish. 

He's probably over 70 years old and trying to make his mark in history, 

but things are completely different now than they were in Napoleon's time. 

There is no chance of him having the ambition to conquer Europe. 

Even I can understand that, 

but maybe he's getting old and his brain has deteriorated and he can't even understand something as simple as that?

 Well, leaving aside the topic of war,

 it's the same in a company. 

I've always put importance on logistics support,. 

The reason why I understood this importance is because I didn't understand it well enough when I was young and failed. 

I mistakenly thought that sales results were everything. 

The reason why I misunderstood was that at the company I used to work for, 

there was a graph of sales men’s results, 

and I was always at the top, 

so before I knew it, 

I became arrogant and had a subconscious of looking down on the work behind the scenes. Well, this doesn't work, and after a lot of trouble, 

I finally realized the importance of the people who support sales. 

That's why we don't have a graph of sales results. 

If we did that, it would create a wrong image of the company where only sales have value. 

In the old days, 

real estate agencies had rewarded their top performers 

and took them overseas trips 

it was common practice

but in reality,

 most of them were prostitution trips to Southeast Asia. 

I myself have traveled with them many times, 

but when I saw the old men around them having fun with young women,

I really felt disgusted. 

When I was in Okinawa, 

I was in the opposite position,

 seeing women selling themselves to American soldiers, 

so I know their plight well. 

Oops, I'm getting off topic. 

Anyway, unlike other real estate agencies,

when we go on trips, 

we don't just take our sales people. 

We take all our employees. 

And if possible, 

I'd like to take their families along as well. 

The reason our employees are able to work is because they receive solid logistical support at home. 

Now that the coronavirus pandemic is over, 

I'm vaguely thinking it would be nice if we could make this happen next year.

幸運は無欲にやってくる

良くアメリカから

普通に生活していた一般人が

いきなり知らない大富豪の遺産の相続人になって

期せず大金が手に入った

なんてニュースが流れて来ますよね。

大体ストーリーとしては

その大富豪には相続人が無くて

死ぬ前に昔貧しかった時代にお世話になった人に自分の財産を相続させる

そんな感じです

相続人に指名された幸運の持ち主は

自分ではその大富豪が恩に感じてる出来事を覚えてない

なんて事もあります。

覚えてないのにいきなり莫大な財産が手に入る

どんな気持ちでしょうね？

多分宝くじに当ったようなものかも知れません

まぁ羨ましい限りですが

しかし見ず知らずの大富豪の遺産相続なんて

もしかしたら宝くじより可能性が低いかも知れませんね

日本では宝くじに当った人の話は間接的に聞くことはありますが

見ず知らずの人の財産を相続したなんて話は聞いた事がありません。

自治体に寄付した話はたまに聞きますが

まぁそうで無くても

相続人が無い人の財産は国庫に入って

公のために使われる訳ですから

無理に誰かに相続させる

なんて話は日本には馴染まないのかも知れません。

ただ実際にそれが無いのかどうか？

なんて分かりませんよね。

相続した人は基本的に黙ってるでしょうから

私たちはそれを知る術もありません。

が

最近初めて具体的にそんな話を耳にしました。

それは相続財産の中に不動産がありましたので

私たちが売却する事になったのです。

その相続人の方と

お酒を飲みながら直接色々話を聞きましたが

本当に面白かったですね。

他人なのに財産を相続した方

どうしてそうなったかと言えば

亡くなった方の世話をしたからです。

どうして世話をしたかと言うと

介護の仕事をしてるからです。

つまり

身寄りのないお金持ちが

最後にお世話になった人

って訳です。

しかし

介護は仕事ですから

何でそれだけで自分の財産を譲る気になったのか？

分かりませんよね。

でも私は相続人の方と話して

何となくその人の気持ちが分かりました。

相続人の方は

莫大な財産を自分で使う気は全くありません。

それは

自分は若い頃からやりたい事は全部やったので

もう今更大金を貰っても使い道が無いそうです。

それとその大金があると

勤労意欲を失い職を辞める可能性あります。

そうなれば

自分がダメな人間になる

自分の事ですから良く分かるそうです。

ですから

今考えてる事は

この貰った財産をどこに寄付しようか？

それだけだそうです。

つまり

そんな人だと分かってるから

亡くなった人は自分の財産を委ねたのです。

そんな訳で

見ず知らずの人が

自分を相続人に指名してくれる

もしかしたら今日の話を読んで

そんな夢を抱いた人がいるかも知れませんが

そう言う人には

そんな話はやってこないのです。

はいもちろん私もそれを期待できる人間ではありません。

ですから

死ぬまで一生懸命働く

これしか無いのです。

The lucky person who is named as the heir may not even remember the events that the wealthy person feels grateful for.

How would they feel to suddenly get a huge fortune without remembering it?

It's probably like winning the lottery.

Well, it's very enviable, 

but inheriting the assets of a wealthy person you don't know might be even less likely than winning the lottery.

In Japan, I hear about people who have won the lottery indirectly, 

but I've never heard of anyone inheriting the fortune of a stranger. 

We sometimes hear about people donating their assets to local governments, 

but even if that's not the case, 

the assets of those without heirs go into the national treasury 

and are used for the public good, 

so inherit assets to stranger may not be common in Japan.

まぁ私自身は会社を経営していながらこの意味を良く理解していませんがからあまり語るのもどうか？

って思いますが

ただこの言葉で感じる事は

何となく社員と会社の関係が欧米化して行くんでしょうね。

建前は社員が転職しやすくなる

って事なんでしょうが

実際には会社が負担になる社員を解雇しやすくなる

これが目的のように思います。

トランプがアメリカのテレビのレギュラー番組で

“you are fired”

って決まり文句連発してアメリカ大統領になる程の人気を得たようですが

多分彼はここまでの富を築くまでは

たくさんこの言葉を発してきたんでしょうね。

ところが日本では

“お前は首だ”

なんて言ったら

その上司がパワハラで首になる

そんな可能性もあります。

まぁアメリカ型の雇用環境は日本に合わないと思いますが

どうなって行きますかね？

ただ

日本もすでに昔と比べると大幅に変化しましたよね。

終身雇用なんて死語になりかけています。

終身雇用が崩れたと言う事は

小泉進次郎が言わなくても

会社は解雇しやすくなってる？

まぁ実際には終身雇用の頃から社員ががちがちに守られてた訳ではありません。

お前は首

なんて直接言わなくても

辞めさせる方法はあったのです。

それは人事の裁量権が会社にあるからです。

気に入らない社員を地方に飛ばしたりなんてのは分かり易い例です

私が親しかった銀行の支店長は

社内で常務派に属していましたが

その常務が派閥争いで敗れたら

本人はすぐに出向から転籍になりました。

そんな訳で日本はアメリカとは違い

直接的に辞めさせるのは簡単ではありませんが

間接的に辞めさせる方法はあったのです。

まぁ当たり前ですよね。

不良社員を放置しては組織全体が危うくなりますからね。

ガンを放置するのと一緒です。

ですから日本は終身雇用なんて言っていましたが

実際には社員の権利を守ると言うより

会社の人員を安定的に確保する

これが一義的な目的だった訳です。

実際に解雇制限はあっても

社員は辞める自由はありますからね。

辞めさせることより辞めさせない事の方が大変だった

だから終身雇用で縛った

それが実体だったのです。

どうやって縛ったか？

って言うといくつもありますが

その一つが福利厚生の充実ですね。

大手の会社に勤めてる方は

家を買うと時に社内融資制度

これを利用する事ができましたが

借りたら最後

もうその社員は辞められない

って事になります。

ですから人材の確保って意味では大変有効だった訳です。

ところがバブル崩壊以降

企業はリストラの時代に入りましたから

社内融資はどこも廃止

って事になりました。

私たち不動産屋からすれば

社内融資は本当に手続きが楽で

有難い存在だった訳ですが

一度だけその弊害を経験した事があります。

それは社内融資のローン特約をつけて家の売買契約を結んだお客様のケースでしたが

買主は社内基準には合致してるのに

社内融資が下りずに解約

って事になりました。

激怒したのは売り主です。

社内融資は間違いないと言われて契約したので

すでに移転先も手配してるのに

絶対に納得できない

そう言ってきました。

まぁ気持ちは良く分かりますよね

ですから

私は売り主に納得してもらうために

会社の担当者に電話を入れました

何で融資が否決されたのか？

しかし外部の人間に教える訳ありませんよね

返ってきた返事は

冷たく

“答えられません”

でした

しかしこれで引き下がってはトラブルは解決しませんから

私も強く出ました。

社内融資が否決された理由を教えない

これは理解できました

ただ融資基準を満たしてるのに下りないのであれば

こちらも納得できませんので法廷で教えてもらう事にします。

すると相手も慣れた物で

“どうぞ”

って言ってきました。

こちらが裁判なんかしても割が合わない

そう思ってたかをくくってる訳です。

まぁ実際に割は合いませんね。

ですからこれ以上その担当者と話してもムリなので

私は次の手段に出ました。

これによって冷たかった相手から慌てて電話がかかってきました

そしてそれまでの傲慢な態度が一変しました。

何をやったか？

って

まぁここで語るのは止めましょう

言えるのは勤め人の弱点を突いた

って事です。

ここで初めて私に融資が下りない理由

これを語ってくれましたが

これまた衝撃的でしたね。

それは絶対に本人には言わないように口留めした後

こう言いました。

“確かに〇〇さんは今融資基準を満たしていますが来年はアウトなんです”

そして

私が更にどうして来年は基準から外れるのか？

って聞くと

“本人の給与が大幅に下がります”

ですって

まぁこれが社内融資の弊害です。

銀行でもどこでも

現在の年収で融資を判断しますが

社内融資は

来年その社員が降格になったり出向になったりする事まで分かりますから

今基準を満たしても

将来は満たさない

そんな事まで分かるのです。

これはこれで良い経験になりました

私はそれ以来

売り主には

買主は社内融資を使いますが

私たちが知らない理由で否決される事もありますから

そのリスクは頭に入れて下さい。

そう説明するようになりました。

まぁしかしもうずいぶん前の話ですね。

今の不動産屋の皆さんは

私が味わった苦しみ

これを経験しなくて済みますから

良い時代になった

そう思います。

Relaxation of dismissal regulations

Well, I run a company, but I don't really understand what it means, 

so I don't know if I should talk about it too much.

But what I feel from this phrase is that the relationship between employees and companies will somehow become more Westernized.

The official reason is that it will be easier for employees to change jobs,

I think the purpose is that it will be easier for companies to fire employees who are a burden.

However, in Japan, if you say 

"You're fired," 

The boss may be fired for power harassment.

Well, I don't think the American-style employment environment is suitable for Japan, 

so I wonder how it will go?

However, Japan has already changed significantly compared to the past.

Lifetime employment is becoming a dead word. 

Does the collapse of lifetime employment mean that it's become easier for companies to fire employees ?

Well, in reality, employees weren't protected from the days of lifetime employment. 

There were ways to make employees quit without directly saying "you're fired." 

That's because companies have discretion in personnel management. 

An easy example is sending employees the countryside branch. 

I knew a branch manager of a bank 

he was belong to one of the executive faction within the company, 

but when the executive lost a factional fight, 

he was immediately transferred to another company

So, unlike America, it's not easy to make someone quit directly in Japan, 

but there were ways to make them quit indirectly. 

If you leave a bad employee alone, 

the whole organization will be in danger. It's like leaving a cancer alone. 

So, although Japan talks about lifetime employment, 

in reality, 

the primary purpose was to ensure a stable supply of employees for the company, rather than to protect the rights of employees. 

Even if there are restrictions on dismissals, employees are free to quit.

It was harder to keep people from quitting than to make them quit, 

so they tied them down with lifetime employment. 

How did they tie them down? 

There are many ways, but one of them was by providing comprehensive employee benefits. People who worked for large companies could use the in-house loan system when buying a house, 

but once they borrowed the money, 

they couldn't quit.

 So it was very effective in terms of securing human resources. 

However, after the collapse of the bubble economy, 

companies entered an era of restructuring, 

so in-house loans were abolished everywhere.

From our perspective as real estate agents, 

in-house loans were really easy to apply for and a blessing, 

but い have experienced their downsides once. 

It was the case of a customer who signed a house purchase and sale contract with an in-house loan special clause, 

but even though the buyer met the in-house standards, 

the in-house loan was not approved and the contract was going to terminate. 

It was the seller who was furious. 

He was told that the in-house loan was reliable, and I signed the contract, 

and he had already arranged for the relocation,

so he said that he absolutely could not accept it,

Well, I can understand how he feels, right?

So I called the person in charge at the company to convince the seller.

Why was the loan rejected?

But they didn’t tell to an outsider, right?

The answer I got was cold,

 "I can't answer that."

But backing down lby that would not solve the problem, 

so I was firm.

I understood that they would not tell me the reason why the in-house loan was rejected.

I could not be able to accept it either,

their answer was

He told me this after making sure not to tell employee who applied loan

It was

"It's true that Mr. XX meets the loan criteria now, but next year he will not."

Well, this is the downside of in-house financing.

Banks and other places decide on financing based on current annual salary, 

but in-house financing can predict future salary of employees

by that  they reject loan

it was what happened

This was a good experience for me.

Since then, I have started to explain to sellers that the buyer will use in-house financing,

but there are cases where it will be rejected for reasons we don't know, so please keep that risk in mind.

嫉妬と尊敬 どっちが多いかって話です。嫉妬はゼロにはなりません。

今日だけは書かない訳には行きませんね

なんせ私が今まで生きて来て初めて目にした光景ですからね。

多分もう死ぬまで起こらないでしょうね。

もちろん昨日の大谷翔平です。

草野球でも見た事がありませんし

漫画でもさすがにこれは描けませんよね。

あまりにも現実離れしてますからね。

大谷翔平本人も一生忘れる事がない

ってコメントしたようですが

多分大半の野球ファンも一生忘れないでしょうね。

私自身４０年前の

掛布、岡田、バースのホームランをはっきり覚えてますが

昨日の大谷の快挙を見ると

それが何だったの？

って思うくらいに色あせてしまいました。

日本人としては手放しで喜べる快挙でしたが

アメリカ人はどうでしょうね？

まぁ分かりませんが

少なくとも白人至上主義の人や

あるいはアメリカ第一主義の人たちは快く思ってないでしょうね。

アメリカが作った野球の歴史

それを日本人が塗り替えた訳ですから

もしかしたらもう日本からの野球出稼ぎは排除しろ

そんな事を言い出す人がいるかも知れません。

なんて偏狭な人達だろう

なんて思いますが

しかし実際には私たちも同じなんですよね。

と言うより日本人の方がその意味ではもっと心が狭い

そう思います。

私自身相撲でモンゴル人ばかりが優勝してる時には

相撲の興味が半減しましたし

白鵬が相撲の記録をガンガン塗り替えましたが

賞賛の声はあまり聞こえませんでしたし

弟子の暴行事件では部屋を閉鎖されてしまいました

同じ暴行事件があったのに

伊勢ケ浜部屋は白鵬の宮城の部屋の力士をごっそり引き取りましたから

今は一人勝ち状態です。

また女子ゴルフでも

韓国人ばかり優勝してた頃は

あまり見る気になりませんでしたね。

そんなファンの心理を察したんでしょうね

日本女子ゴルフ協会は

露骨に韓国人排除の制度を作りました。

QTへの参加条件を厳しくしたのです

おかげで今は日本人ゴルファーが優勝しまくってますが

どうも私の中では引っかかる物もありますね。

そんな訳で大谷翔平も

その偉業を快く覆わない人は間違いなくアメリカにはいますが

そんな人たちを見た時には

日本人はもっと偏狭

これを思って気にしないで欲しいですね。

私たちのように純粋に応援する人がたくさんいますからね。

どうして私たちが応援するか？

って言えば

皆さんが私たちと別世界にいるからです。

別世界ですから

羨望や嫉妬の対象にならないのです。

ところが私たちの身近な世界では全く事情は違います。

少しでも活躍すれば

憎しみの対象になる

これは学校や職場では普通に見られる光景です。

そんな中で生きてくにはどうすれば良いでしょうね？

まぁ一つには大谷さんのように

ダントツになる事ですね。

学校では可愛くて男子にモテる子が

嫉妬、いじめの対象になりますが

その子が芸能人にまでなれば

女性生徒からもチヤホヤされる事になります。

会社でも

出世すればそれを妬む人はいますが

その出世が役員だとか社長

そこまで行けば

今度は畏怖の対象になりますから

ガタガタする事はありません。

ですから

出る杭は打たれる

これは日本人に限らず人間社会に普遍的に見られる原理ですが

それを蹴散らすためには

打たれない位に突出すれば良いのです。

自分の事ですから自慢話に取られそうなので具体的には語りませんが

その原理ば私自身が体験して一番良く分かっています。

会社勤めの頃もそうでしたし

このブログタイトルも

創業時に体験した周りの同業者の杭叩き

その経験を表しています。

今はもうさすがに叩きに来る人はいなくなりましたが

叩かれたら

まだ自分は中途半端

そう思って努力するしかありませんね。

大谷翔平の域まで行けば

多分同僚も嫉妬はあまり無いと思いますが・・

so maybe some people will start saying that we should exclude Japanese baseball migrants. 

I think they are narrow-minded people, 

but in reality, we are the same. 

Or rather, I think that the Japanese are even narrow-minded in that sense. 

When only Mongolians were winning sumo, my interest in sumo was halved, 

and even though Hakuho was constantly breaking sumo records, 

I didn't hear many voices of praise,

成功者はコンプレックスを晒して武器にする

アメリカの大統領選挙の解説で

良く国民の分断

って言葉が出てきますね。

トランプ支持者とハリス支持者の分断

って事だと思います。

しかし変な話ですよね。

アメリカは元々２大政党制ですから

国民の分断は昔からずっとあった訳で何を今更？

って思いますよね。

多分言ってる事は

トランプさんの政策が極端なので

それまではとは支持する人たちのギャップが大きくなったんでしょうね。

大体共和党は私かすればタカ派的なイメージがありますが

トランプさんはアメリカが何で他国のために戦争をしなければならないのか？

って感じで自国第一主義に走ってますから

その意味では従来の共和党とは全く変質していますよね

トランプ共和党って名前に変えても良いと思います。

そんな話はともかく

このアメリカ国民の分断

マスコミはこぞってこの言葉を使ってますが

私たち日本からすれば

いまいち良く分からない

そんな感があります。

あるアメリカ研究者によると

実際のアメリカの分断は

知性の分断だそうです

学歴のあるエリート層は

現状を保って欲しい

そう思ってますが

そうで無い人は這いあがるチャンスが欲しい

だからトランプを支持する

それが実体

そう断言していますね。

そうだとすれば面白い事になります。

今大統領選挙で登場する人物達は副大統領候補も含めて全員高学歴ですから

その中では分断は存在しない事になります。

分断が存在するのは国民の間だけです。

では大統領候補や副大統領候補は完全に同じカテゴリーか？

って言うと

この中には国民とは違う分断があります。

それは今の対立の構図とは無関係で

トランプVSハリス　バンス　ワルツになります。

何でそうなるか？

と言えば育った環境が裕福かどうか？

これで言えばトランプ以外は皆さん中産階級の出身で

貧しい家庭で育った

って言っていますからそうなる訳です。

ちなみに現大統領のバイデンさんは

トランプの仲間になります。

何でこんな事を書いてるか？

って言うと

大統領選挙を見ていると

トランプさん以外は

貧しい家庭で育った事

これを武器に戦ってるのです

トランプさん以外は全員

自分の育った環境を強調しています。

理由は

国民の中で裕福な人は一部ですから

それをターゲットにしても当選できないのです。

ですから

自分も貧しかった事を訴えて

国民の共感と支持を得たい

そんな思いが見えてきます。

ですから皮肉な事に

大統領選挙に関して言えば

裕福はマイナスに作用するのです。

こうやって見ると思い白いですよね。

普通であれば豊かな家庭で育ったことは自慢になるし

貧しい家庭で育った事はコンプレックスになる

そうなりそうですが

人間社会は逆に作用する事も多いって話です。

それと豊かな家庭で育った人達

日本にもたくさんいますし

私の身近にも多いですが

少し気の毒になる事もありますね。

例えば頑張って勉強してそれなりに出世しても

環境に恵まれてそうなった

そんな風に捉えられてしまいますからね。

その点ハリスやバンスやワルツさんは

貧しい家庭環境のハンデを背負いながら

学歴を積んだ訳で

自慢するのも分かります。

まぁそんな訳で

私たち人間社会は

考え方一つで

コンプレックスが武器に変わる

そんな事も多いので

ただ環境を嘆いてないで

どうやればそれが評価されるようになるか？

考えた方が得ですよね。

私が沖縄から出て来た頃は

沖縄の人にはコンプレックスがあって

沖縄出身だと言う事を隠す

そんな人たちがたくさんいましたが

私自身は逆にそれをずっと自慢して生きてきました

ですから

東京でも委縮する事無く会社経営が出来ています。

当時沖縄出身の人が恐れてた

バカにされると言う思い

実際にはそれは全くの杞憂だってのは私自身が一番良く分かっています。

どんな環境であれ

隠さずに堂々と生きれば

それは人生の武器なる

私の信念です。

the real division in America is an intellectual one. 

The educated elite want the status quo to be maintained, 

but those who are not educated want a chance to climb up, 

so they support Trump. , 

If that's the case, it would be interesting. 

All the people appearing in the current presidential election, 

including the vice presidential candidate, are highly educated, 

so there is no division among them. 

The only division exists among the people. 

So are the presidential and vice presidential candidates in the same category? 

There is a division among them that is different from the people. 

It has nothing to do with the current rally structure, 

and it becomes Trump vs. Harris, Vance, Waltz. 

Why does that happen? 

Well, whether you grew up in a wealthy environment or not. 

In this case, everyone except Trump is from a middle-class background and grew up in a poor family, 

By the way, the current president, Biden, is on Trump's side. 

Why am I writing this? 

That being said, if you look at the presidential election, everyone except Trump is using the fact that they grew up in poor families as a weapon.

 Everyone except Trump emphasizes the environment in which they grew up. 

The reason is that only a small proportion of the population are wealthy,

so they won't win if they target that fact. 

So you can see that they want to appeal to the public that they were poor and gain their sympathy and support. 

So, ironically, when it comes to the presidential election, 

wealth has a negative effect. 

When you look at it like this, it seems a bit strange

Normally, growing up in a wealthy family would be something to be proud of, 

and growing up in a poor family would be something to feel inferior about, 

but the story goes that human society often works in the opposite direction. 

Also, there are many people in Japan who grew up in wealthy families, 

and there are many of them close to me, 

and sometimes I feel a little sorry for them. 

For example, even if they study hard and get a ascent career, 

they are perceived as having been in a privileged environment. 

In that respect, 

Harris, Vance, and Waltz gained their academic backgrounds while carrying the handicap of had been raised in poor family environment, 

so I understand why they brag about it. 

Well, that's why in our human society, 

a change in mindset can turn a complex into a weapon. 

That's often the case, 

so instead of just lamenting your environment, 

it's better to think about how you can make it more appreciated. 

When I came to Tokyo

there were a lot of Okinawans who had complexes and hid the fact that they were from Okinawa, 

but I've always been proud of it and lived my life that way. 

That's why I'm able to run a company in Tokyo without shrinking back. 

At the time, people from Okinawa were afraid of being discriminated

but I know better than anyone that this was actually a completely unfounded fear. 

No matter what your environment is, 

if you live proudly without hiding it, 

it will become a weapon in your life. That's my belief.

今社員がやってる売買案件の最後の詰めの手伝いをしています。

こちらが元付で買主側にも業者が入ってますので

詰めはその業者を通じてやる事になります。

こんな時にいつも思いますが

不動産の経験が浅いと

どうしても私から見れば的が外れてる

そんな話が出てきますね。

まぁ進行中ですから具体的には書けませんが

本来私たち仲介業者は

お互いの顧客の利益を考えながら

条件のすり合わせをして行く訳ですが

一方の顧客の利益に思いが行き過ぎると相手の気持ちを害し

契約が壊れる

こんな可能性が高くなります。

ですからお互い微妙なバランスを取りながら話を進めて行く訳ですが

どうもその辺に理解が無いまま

ストレートに要求を強く押し付けて来る

そんな人たちが一定割合でいます。

その強い要求が顧客の意思であればまぁ契約が壊れても仕方が無いのかも知れませんが

そうでは無く

ただ仲介業者だけが頑固にこだわってる

そんなケースがあるのです。

これ何も人の話ではありません

私自身が若い頃はそのタイプの人間でした

ですからずいぶん契約を取りこぼしたように思います。

では

顧客の意思を尊重して

顧客の言う通りどんどん話を進めて行けば良いのか？

って言うと

それはそれで問題が多発します。

顧客は不動産の知識無いためにそう言ってる

そんな事が多いのです。

例えば

買主がおおらかな人だと

こちらの説明を良く理解しないまま購入する

そんな決断をすることがあります。

この状態で契約しても

契約した後大きなトラブルになる事は良くあります。

そうならないように

買主の意志に関わらず

こちらとしては問題を解決してから契約

これが出来なければ不動産屋は失格です。

ですから

どこまでが買主の了解があればOKか？

あるいはどこから買主が了解しても契約できないか？

これは大変微妙なケースが多いのです。

こんなケースは

買主の事情と問題点

これを深く探って

落としどころを見つける事になります。

例えば私が数年間に契約したケースでは

擁壁物件でしたので私はその問題点を買主に語りました

語りましたが買い主は軽く聞き流すだけで

あまり理解しようとしませんでしたので

私が言いました

今は建築許可は下りますが

３０年後息子さんの代になると許可は下りない

そんな可能性もあります

と

そこでやっと買主はこの話を真剣に聞いてくれました。

それから延々と話して

出て来た結論

将来息子たちが擁壁をやり直すとしても

土地はただでもらえる訳だから

まぁその程度は負担してもらおう

でした

これでめでたく契約になった訳です。

これが営業マンによっては

将来擁壁のやり直しが必要

これだけを伝えて顧客を不安に落としれて

契約中止

って事になりますし

また契約を急ぐ営業マンは

個客が理解しないまま契約して

決済が終わってから顧客から電話がかかってきて

“あの擁壁は大変な事になるらしいね”

って言われて眠れない思いをする事になります。

まぁそんな感じ

若い営業マンとやりとりすると

大手の看板を掲げてはいますが

大丈夫かな？この子は？

って思う訳です。

私の同年代の皆さんは

リタイヤする人が毎年増えて行きますが

私にはそんな時間は来そうにありません

どうして来ないのか？

怨めしく思う事もありますが

まだ若い人の役に立つ使命を負ってるから

最近は無理やりそんな風に思って

毎日のように

諭すように若い人たちとあれこれやっています。

少しとんちんかんの話をされても

もう若い頃のように

同業者に腹を立てる事は無くなりました

I'm currently helping out with the final negotiation of a sales deal that one of my employees is working on.

We are the sellers agent, and the buyer also has a broker, 

So the final talk will be done through that broker.

At times like this, 

I always think that if they don't have much experience in real estate,

From my point of view

they'll end up saying things that off the mark.

agents should be considering the interests of both our clients and opposite side 

and make negotiating terms and conditions,

but if we focus too much on the interests of one client,

it's highly likely that we'll hurt the other's feelings and the contract will fall apart.

So we have to keep a delicate balance between the two sides as we move forward,

but there's a certain percentage of people who don't understand this and just push their demands hard and straight.

If that strong demand is the will of the client,

It`s no problem even the contract will be broken,

but there are cases where it's just the agent who is stubbornly insisting.

when I was younger, I was also that kind of person

so I think I missed out on a lot of contracts.

So, should we just respect the customer's wishes and proceed with the discussion as they say?

But that can`t say that 

Because it makes a lot of problems.

In many cases, 

the customer is saying this because they have no knowledge of real estate.

For example, 

if the buyer is a generous person, 

they may decide to purchase without fully understanding our explanation.

Even if we enter into a contract in this state, 

it often leads to major problems after the contract is signed.

To prevent this, we must solve the problem before signing the contract, regardless of the buyer's wishes.

If we cannot do this, 

we are not qualified to be a real estate agent.

So, to what extent does the buyer's consent need to be acceptable?

Or, to what extent is it not possible to enter into a contract even if the buyer consents?

This is often a very delicate matter.

In cases like this, 

we need to deeply explore the buyer's circumstances and problems and find a compromise.

For example, 

n a case I signed a contract with several years ago, 

the property had a retaining wall, 

so I told the buyer about the problems. 

The buyer just listened to me and didn't really try to understand, 

so I said, "You can get a building permit now, but in 30 years, when your son takes over, there's a possibility that the permit won't be granted." 

And finally, the buyer listened seriously to what I said. 

After a lengthy discussion,

 we came to the conclusion that 

even if the sons redo the retaining wall in the future,

 they would get the land for free, 

so it would be reasonable burden for them

client said that

And so the contract was happily concluded. 

Depending on the salesman,

Just say that the retaining wall will need to be redone in the future, 

And the customer will be worried much 

and the contract will be cancelled. 

Also, salesmen who rush to sign a contract will sign a contract without the customer understanding, 

and after the payment is completed, 

the customer will call me and say, 

"It seems that the retaining wall is going to be a big problem," 

which will keep you up at night. 

That's how it goes. 

When I interact with young salesmen, 

I sometimes worried them

More and more people my age are retiring every year,

but that time never seems to come for me. 

Why doesn't it come?

I sometimes feel resentful, 

but I still have a mission to help young people, 

so I've been forcing myself to think like that lately, 

and I spend every day with young people, trying to give them advice.

Even if they tell me something a little ridiculous, I no longer get angry 

ハードワークは時代遅れ

一昨日トランプがゴルフプレー中に発砲音がした

って事でニュースになっていました。

幸い本人は無事だったようですが

驚きましたね。

私が驚いたのは発砲ではありません

発砲はすでに一回ありましたし

この先にもあるかも知れません

私が驚いたのは

こんな時期にトランプがゴルフをしてる

って事です。

なんせ大統領選は終盤

しかも大接戦だと言う事ですから

私の感覚から言えば

寝る間も惜しんで遊説しそうな物ですが

ゴルフを楽しんでるのです

こんなダラけた姿勢で当選しますかね？

まぁ当選は分かりませんが

仮に落選したとしても

ゴルフは関係ない

多分これは間違いないですよね

どうしてそう断言できるか？

って言うと

アメリカはそんな社会だからです。

つまり休みを削って頑張る

こんな発想は日本ほど強く無いのです。

大統領もよくキャンプデービットで長い休暇を取りますよね。

日本では私のような零細企業の社長であっても

そんな長い間休むと会社が回りませんから

信じられない話ですが

こんなニュースを見るたびに

アメリカは日本とは異質の社会

これが伝わってきます。

どうしてそうなったんでしょうかね？

まぁ私が分かる訳ではありませんが

多分宗教に由来してるんでしょうね

旧約聖書の創世記に安息日の記述がありますからね

休むと言う事は神の教えを守る事でもあるのです。

ところが日本は勤勉を美徳とする社会ですから

休む事にはやましい気持ちが植え付けられてます

これが日米の休暇にたいする意識の違いになってるんだと思います。

それと日本の戦後の奇跡的な復興は

がむしゃらに働く事によって成し遂げられた訳ですから

その勤勉さが今の繁栄につながってる

これも間違いなく断言できます。

ただ

日本も豊かになりましたからね

そうなればもう休みを返上して働く

なんてのは世界基準から見ても

豊かさを享受すると言う観点からも

合理性を欠くことになります。

ですから

休まずに働くなんてのは

もう賞賛されるどころか

見下される

そんな時代になりましたね。

私たちの地域の不動産屋でも最近まで

年中無休を謳って

社員が遅くまで働く

なんて会社が残ってましたが

ここに来てシャッターが閉まる日が出てきましたね。

年中無休って事は

その皺寄せは社員に行く訳ですから

さすがに人手不足の時代になって

それが継続出来なくなったんだろうと推測します。

まぁしかしよく考えればですよ

何も旧約聖書に書かれなくても

私たち生き物は休まないと命が保てないようになってるんですよね。

どんな働き者であっても

睡眠は必要ですからね。

私自身若い頃は休みも取らずに働く

これが染み付いていましたが

では実際に休みを取らなかったか？

って言うと

少ないと言うだけであって

しっかり夜は寝てましたし

家族も旅行に連れて言ってましたからね。

ですから

休まずに働く事が美徳

なんて気持ちは今は全くありません。

しかし会社経営してると不安ですよね

休んでばかりで業績が落ちれば

皆生活ができなくなります。

その思いはいつもどこかにありますが

ただ

もうがむしゃらに働く事を社員に求める

そんな会社に戻す気はありません

これで成り立たなければ

この時代に存在する価値が無い

って事ですから

潔く退場する

この覚悟は常に持っています。

当社は9月決算です

結果が出たら

また社員を集めて

効率の良い仕事を追求する

この目標を語りたいと思います。

これが出来なければ

今の時代に存在する事は出来ないのです。

Yesterday, it was in the news that a gunshot was heard while Trump was playing golf.

Fortunately, he was unharmed, 

I was surprised to hear about it

But what surprised me wasn't the gunshot.

There has already been one gunshot, 

and there may be more in the future.

What surprised me was that Trump was playing golf at a time like this.

the presidential election is in its final stages, and it's a very close race.

From my perspective, 

I would expect him to be campaigning without sleep, 

but he's actually enjoying golf.

Do you think he'll win with such a lazy attitude?

Well, I don't know if he'll win, 

but even if he loses, golf its self probably won't be a factor.

How can I be so sure?

Because that's the kind of society America is.

In other words, 

the idea of cutting down on holidays and working hard is not as strong as it is in Japan.

The president often takes long vacations at Camp David, doesn't he?

In Japan, even if you are the president of a small company like me,

if you take that long time off, 

the company won't function. 

So when I hear that kind of news from America

I feel that America is a different society from Japan. 

Why is this the case?

Well, I don't know, but I think it probably has rerated to religion.

The Sabbath is mentioned in the Book of Genesis in the Old Testament, 

so taking time off is also about following God's teachings.

However, Japan is a society that values hard work, 

so taking time off is instilled with a guilty feeling. 

I think this is the difference in attitude toward vacations between Japan and the United States. Also, Japan's miraculous post-war recovery was achieved by working hard, 

so I can say with certainty that that hard work is what led to its current prosperity. 

However, Japan has also become wealthy, 

so giving up our vacations to work would be irrational, even from the global perspective, and from the perspective of enjoying wealth. 

So, we are now in an age where working without rest is no longer praised, but looked down

Until recently,

there was a real estate agency in my area that advertised that it was open all year round and that employees worked late into the night, 

but now there are days when the shutters are closed.

Opening all year round means that the burden falls on the employees, 

so I guess that in this age of labor shortage,

it can no longer be continued.

But if you think about it, 

even if it's not written in the Old Testament, 

we living creatures cannot survive without rest.

No matter how hard you work, you need sleep.

When I was young, I was used to working without rest, 

but if you ask me, did I actually take no rest?

I only said that I didn't take many rests, 

I slept well at night and took my family on trips.

So now I don't feel that working without rest is a virtue at all.

But it's worrying to run a company.

If we take too many rests and our business declines, no one will be able to make a living.

That thought is always there 

but I have no intention of returning to a company that demands employees to work so hard again.

 If we can't make it work like this, 

then there's no value in existing in this day and age, 

so I'm always prepared to make an honorable exit.

Our company's fiscal year ends in September, 

and once the results are in, I'd like to gather our employees together again and talk about our goal of pursuing efficient work.

If we can't do this, we can't exist in this day and age.

体験に勝る学び無し

この時期になると

野球もサッカーも終盤戦

優勝争いが白熱してきます。

ゴルフも賞金王、賞金女王が誰になるか？

あれこれマスコミでは語られます。

ですからどうしても見てしまいますが

まぁ娯楽ですからね

仕方が無いのかも知れませんが

本当に評論家の解説なんていい加減ですよね。

あれだったら私でも書ける

そんな記事がたくさんあります。

どうして私でも書けるなんて傲慢な話ができるか？

って言うと

皆さん結果を見て後付けで理由をもっともらしく書いてるからです。

私が最近強く感じたのは町田ゼルビアに関する記事ですね

浦和と引き分けて首位をサンフレッチェ広島に明け渡した時には

Ｊ１は甘くない

そんな見下す記事が目立ちました

ところが先週の土曜日の試合で

また首位に返り咲くと

今度は

町田ゼルビアにスランプは無い

みたいな話で持ち上げます。

実際には一つ一つの勝敗は

個々の選手の瞬間のプレーで決まる事が多い訳で運にも大きく左右されます

ですから1回の勝敗で全体を語るのは的外れ

私はそんな考えですが

どうしてもマスコミはそんな話になるのです。

まぁ書いてナンボの世界ですからね

それはそれで仕方がありませんが

多分実際にプレーしてる人間や監督コーチからすれば

そんな記事何て何の参考にもならない

そう思いますね。

私はリーグ戦は

全体を通して戦略を立てて戦う訳ですから

１回の勝ち負けにこだわっては逆に勝てない

そう思っています。

サッカーは過酷で毎週１～２回試合がある訳ですが

全部勝ちに行ったらとても優勝できないですよね

ですからマスコミは仕方が無いにしても

私たちサポーターは

たとえ負けても次に勝つための敗北

そんな事もあるんだって事

理解して冷静に応援したいですね。

私自身は

自分の不動産屋人生を振り返ると

失敗の数の多さ

これに支えられて長く続けてこれた

そんな風に思っています。

不動産の場合は成功報酬ですから

いくらお金と時間をかけても

成約にならなければ無駄になります。

ですから

失敗したらしっから学んで行かないと

実にならない仕事ばかり追いかけていては

最後は行き詰るのです。

大切な事は

失敗したら

それからしっかり学んで

同じ事を繰り返さないって事です。

そして経験を積めば積むほど

その失敗の可能性は予知できますので

仕事の効率が上がるのです。

ただ私のように経験を積めば見えますが

積まなければ見えませんからね

そんな時に口で言って分かれば良いですが

実際には見えてない人に理解させるのは至難の業です。

ですから私の教育方針は

あえて失敗させます。

一度失敗を経験すれば

それは一生身につきますが

口だけで教えてもすぐ忘れる

人間の脳はそうなってるのです。

ですから

日々失敗で悔しい思いをしてる営業マンの皆さんたち

その失敗は

次の時代の肥やしになる

それを信じて

気持ちを切り替えて頑張りましょう。

But when they regained the top spot in last Saturday's game,

people started praising them, 

saying things like

In reality, each win or loss is often decided by the momentary play of each individual player, and is also greatly influenced by luck. 

Therefore, it is irrelevant to talk about the whole picture based on one win or loss. 

That's what I think, 

but the media always talks like that. 

Well, it's a world where it's all about what's written, 

so it can't be helped, 

but I think that articles like that probably aren't helpful to the people who actually play or the coaches. 

I think that in league games, you fight with a strategy throughout the game,

so if you focus on one win or loss, you won't win. 

Soccer is tough, and there are one or two games every week,

 but if you try to win them all, you'll never win. 

So even if the media can't help it,

we supporters want to understand that even if they lost, it's a defeat to win the next time, 

and support the team calmly.

 Looking back on my life as a real estate agent, 

I think that the many failures I've made have supported me in continuing for so long. 

In the case of real estate, it is a success fee, 

so no matter how much money and time you spend, 

if you don't close the deal, it's a waste.

So if you fail, you have to learn from it. 

If you keep chasing after work that doesn't produce fruit, 

you will eventually get stuck.

The important thing is to learn from failure and not repeat the same thing.

The more experience you fail, 

the more you can predict the possibility of failure, 

so your work efficiency will increase.

However, 

if you gain experience like me, 

you can see it, but if you don't, you can't see it.

At times like that,

it's fine if you explain it to them,

but it's very difficult to get people who can't actually see it to understand.

So my educational policy is to make them fail.

Once they experience failure, it stays with them for the rest of your life, 

but if you teach them only by mouth, they forget it quickly.

That's how the human brain works.

So, to all the salesmen who are frustrated by failure every day, 

your failure will be fertilizer for the next generation. 

Believe that, change your mindset, 

and do your best.

不動産の世界では饒舌は欠点

健康診断の時期になりました。

いつも思いますが

心配なのは社員の事ですね。

就業不可

そんな結果が下ったら

本人はもちろんの事会社も大変な事になります。

ですからいつもドキドキしながら結果を受け取る事になります。

まぁしかしそうは言っても

体の事

ましてや自分以外の人の体なんて

私がどうする事もできませんから

どこかでいつも覚悟はしています。

この健康診断

私自身が一番嫌なのは採血ですね

大きな針を刺して血を抜きますからいつも緊張します。

まぁ看護師さんもその辺は分かっていますから

必ず一声発します。

“少しチクってしますよ”

と

しかし今お世話になってる看護師さんは本当に上手で

実際にはチクッとすらしません。

ですから事前の心配は無意味だった

毎年この繰り返しです。

話は変わりますが

最近抜歯しました。

根元が弱くなって

もう差し歯は無理

そう先生が判断して

残念ながら抜くことになった訳ですが

抜歯ですからね

麻酔をします。

その時に先生が言いました。

“少しチクってしますよ”

と

健康診断の時の看護師さんと一緒です。

しかしですね

同じチクってする表現ですが

歯医者の麻酔は全く違いますね

激痛が走って

頭蓋骨が爆発するんじゃないか？

って思いました。

幸い瞬時に痛みは治まるから良い物の

あれが10秒も続いたら死ぬのでは？

って思う程でした。

同じ言葉でも

健康診断の時の看護婦さんの口から出る言葉と

歯医者さんの口から出る言葉の意味は全く違う

くれぐれも皆さんはそれを理解しましょう。

まぁ当たり前ですが

私が今日言いたい事は

もちろん注射の話ではありません

元来言葉はそれほどいい加減だって事です。

しかし私たちはこの曖昧な言葉に頼って進化して

動物の頂点に立ってる

これも事実です。

言葉によって高度な社会を築き

力でも他の動物に及ばす

走っても遅いし

寒さから身を守る毛皮も無い

空も飛べない

それでも動物の頂点に立てた

これはまさしく言葉によって成し遂げられたのです。

ですから

言葉は私たち人類には大変な恩恵をもたらす有難い物ですが

ただ

この言葉には大きな弊害もあるんだって事

これは理解するのとそうで無いのでは

人生は大きく違ってきます。

特に不動産の仕事をしてると

言葉をそのまま受け止めてばかりでは

客に騙され続ける事になりますから

自然と言葉を疑う

そんな癖が付きます。

私のようにこれだけ長く不動産の仕事をしてると

どんな相手でも

言葉の発し方

これで相手の内面をある程度読み取れるようになります。

そうすると

その人に対する評価

これが普通の人とは真逆

そんな事も良くあります。

例えば

人当たりが良くて

大変好印象の人がいます。

まぁそれがその表面通りであれば良いのですが

実際にはそれは

その人の弱さとか邪悪さ

これを隠すために装うってる

これも良くあります。

例えば以前こんな事がありました。

私の友人が知り合いだと言って連れ来た方

本当に腰が低くて

印象の良い方でした。

何しに来たかと言うと

自宅を売りたいとの事でした。

普通であれば

印象の良い方が自宅の売却話

大変有難い

って事になりますが

私はその時点で疑いました。

自宅を売ると言う事は顧客の立場になる訳ですが

にも拘わらず

まるでこちらが顧客かのように異常に腰が低いのです。

その時点で私の中では危険信号が鳴り最大の警戒をする事になります。

この話は長くなりますのでこの位にしますが

いずれにしても私は難を逃れる事ができました。

そんな訳で

私が先ほど言った好印象は

弱い内面や邪悪な内面が隠れてる事が多いので

不動産の仕事をするのであれば是非意識しましょう。

それと私の周りにもたくさんいますが

饒舌なのに人生が上手くいってない人たち

原因はその饒舌に頼る生き方が

自分の内面に向き合う機会を奪い

成長しないのです。

特に不動産の世界で

口先だけで通用するなんて思ってるとしたら

ナメ過ぎです。

内面が伴わない饒舌は大きな弊害になる

これが不動産の世界です。

It's time for health checkups.

I always worried about it

If the doctor says

“Can`t work” 

it will be a big problem not only for the employee but also company.

So I always receive the results nervously 

But even so,

I can't do anything about my body, 

especially the body of someone else,

so I'm always prepared.

The thing I hate most about health checkups

is having my blood drawn.

I'm always nervous because they stick a big needle in me and draw my blood.

Well, the nurses know my worry

they always say that to make relax me

"It's going to prick a little."

But the nurse I'm currently taking care of is really good at it, 

and it doesn't even prick me.

So it was pointless to worry beforehand.

It's the same thing every year.

On the contrary

I recently had a tooth extracted.

The root was decayed

and the doctor decided that it was no longer possible to put a dental implant,

so unfortunately it had to be extracted,

but it's an extraction,

 so anesthesia is used.

At that time, the doctor said.

"It's going to prick a little."

Completely same word that nurses say during a medical checkup.

However,

although it's the same stinging expression,

the anesthesia used at the dentist is completely different.

I felt a sharp pain and thought

my skull would explode.

Fortunately, the pain subsided instantly, 

But if it continued for 10 seconds,

I thought I would die.

Even though the words are the same,

the words that come out of the mouth of the nurses during a medical checkup

and the words that come out of the mouth of the dentist are completely different.

Please understand that.

Of course,

what I want to say today is not about injections,

but that is how unreliable words are to begin with.

However, it is also true that we have evolved by relying on these vague words and

are at the top of the animal kingdom.

We have built an advanced society through words,

we are not as strong as other animals,

we run slowly, 

we have no fur to protect us from the cold,

and we can't fly,

but we still stand at the top of the animal kingdom.

This was achieved by words. 

So, words are a blessing that bring great benefits to us humans, 

but they also have great drawbacks. 

Your life will be very different if you understand this or not. 

Especially if you work in real estate, 

if you just take words at face value,

you will be deceived by customers someday

so you naturally develop the habit of doubting words. 

If you've been working in real estate for so long like me,

 you can read a person's inner thoughts to a certain extent from the way they speak.

As a result, your evaluation of that person is often the opposite of that of an ordinary person. For example

, there were a person who was taken to me by my acquaintance

He was very friendly and makes a very good impression. 

Well, that would be fine if that were just the surface, 

but in reality, it is often a pretense to hide their weakness or evil.

The reason he came was because he wanted to sell his house. 

Normally, a person with a good impression would be very grateful to talk to someone about selling his house,

 but I was suspicious at that point. 

Selling his house means he was in the position of a customer, 

but despite that, 

he was extremely humble, 

At that point, a warning signal started ringing

Then in my mind I became extremely cautious. 

This story is getting long, so I'll end it here, 

but any way I was able to avoid to be victim. 

That's why the good impression I mentioned earlier often hides a weak or evil inner self, 

so if you work in real estate, you should be aware of this. 

There are also many people around me who are very talkative but their lives are not going well. The reason is that their lifestyle, which relies on talkativeness, robs them of the opportunity to face their inner self and prevents them from growing. 

Especially in the world of real estate, if you think that you can get by on lip service alone, 

you are being too arrogant. 

Talkativeness without inner self is a major disadvantage. 

This is the world of real estate.
