学歴社会では大卒と高卒は初任給が違い
会社によってはその格差が定年まで続く
そんな風になってるようですが
不動産業界は学歴が影響する度合いは極めて低い
そんな世界です。
有名な国立大学を出た人も
高校生の頃は暴走族で頑張ってた人も
アイドルオタクだった人も
アニメにはまってコスプレが趣味だった人も
横一線でスタートします。
不動産の世界はたくさんの知識が求められますので
大学で勉強した人は暴走族上がりよりは有利？
面白い事に
そうも言い切れないのが不動産の世界です。
理由はいくつかありますが
不動産業界は知識に加えて人の心理
これを読む能力が無ければ務まりません。
大金が動く世界ですから
お客様は神経を研ぎ澄ませてますので
人間心理に無頓着な人は
いくら学歴があっても務まりません。
その意味では暴走族は
厳しい上下関係の中
先輩や他のヤンキーたちの心理を読めなければ
最悪暴行を受けて命を失う
そんな厳しい経験をしていますから
個客の心理に対してもそれを理解する能力が長けてる
なんて事も良くあります。
ただやんちゃ上りは
全く使い喪にならない
そんな人たちもいます。
それは一言で言えば
やんちゃ自慢をする人です。
昔は不動産業界にはたくさんいましたが
まぁダメですね。
威嚇で乗り切れるほど不動産の世界は甘い物ではありません。
やんちゃしてた人でも
それをしっかり封印すれが通用しますが
少しトラブルになれば
大声で威嚇する
なんてのはさすがに無理です。
まぁしかし社員達を長年見て来て思いますが
不動産の仕事は人間の成長には大変良い環境かも知れませんね。
勉強し続けなければ務まらない世界ですから
どんどん知識が蓄積更新されます。
結果大学は出て無くても
時間が経過すれば有名大学を出た人より上
そう思います。
以前私が大学の同級生と親睦会をした時に
表見代理って言葉が出て
その意味を誰も良く知りませんでしたね。
全員法学部を出てますが
知らないのです。
一瞬驚きましたが
まぁしかし仕方が無いかも知れません
大会社の事務職とか公務員では
そんな知識はあまり要らないのだと思います。
その点不動産は
例え大学では勉強して無くても
日々法律の知識が求められます
まぁ知識もそうなんですが
人間も本当に多様な人たちを扱います。
医者、大学教授はたくさんお客様にいますし
弁護士は頻繁に対峙します。
ただそんな人達とは真逆の
刑務所帰りとか
反社会勢力の人たちとか
そんな人たちも相手にしますので
まぁ成長しない訳がありませんよね。
ただ不動産と言っても
色んな会社があって
分業化が進んでると
必要な知識も接する人も範囲が狭くなります。
賃貸専門でやっていれば
もしかしたら不動産屋でも表見代理って言葉は知らない
そんな人いるかも知れません。
ましてや建築基準法だとか都市計画
なんてのは宅建に受かれば
もう必要は無い知識
そう思います。
ですから
不動産と言っても
個人が成長するのは
当社のように
賃貸から売買
全てを扱うスタイル
そう思います。
私自身が元々そうだった訳ではありません
売買専門の人間でしたが
独立して
止むを得ず賃貸もやるようになったのです。
でその賃貸を始めて
それまでどこか見下すような心理がありましたが
実際には不動産の醍醐味は賃貸
そんな思いも湧いてきました。
結果今のように小さくても
何でも扱う会社になった訳ですが
幼かった社員達が時間と共に
大きく成長するのを見て
私がやって来た事は
結果として間違ってなかった
そう確信して自己満足に浸っています。
