HubbyがEngineerの会社のほうがいいというので・・

この$850で！　　買わなかったらもっらいない、となるのですが。。。結構な出費の巻！

The recommendations would be preliminary but might include engaging a
plumber, improving site drainage or recommendations to get a soil test. It
will include a detail that a builder can use to repair the unapproved door
opening.

Fixing movement in a house is cheapest when it is done a phases starting
from the cheapest, easiest causes and moving towards more expensive options
like underpinning.

We do not think the previous owner has ever tried to fix it, after we had a
chat with them last weekend.

Touch up paint in corners of windows and doors would make me suspicious

that some repair work has been done. However if the damage has already been
repaired it will be difficult to deduce the likelihood that the building
will crack again. The timeframe for the repairs will give you some
indication of whether the building has been stable since the  repairs (were
the repairs done 1 month ago or 5 years ago?).

 

We can record floor levels inside the building to determine if the floor

is relatively flat or if it is out of level and see how this corresponds to
the damage repairs you have observed.

 

My quotation to inspect your proposed property purchase in W and

provide an email report with recommendations and photos would be $880
including GST.

 

A full investigation would normally assess soil conditions, the original

footing design and where the damage has occurred. Fees for this level of
investigation would normally be around $2,200 including GST.
