11月末で終了するはずだったfirst timer homebuyer tax creditの延長がほぼ決まった。

もちろん、買おうと思っている人には朗報だし、恩恵にあやかれる人は利用しない訳はない。
ただ後味が悪い。
ここまで来ると、最初のtax creditのような緊急事態を回避するためのbail outの域は超えて、公金の無駄遣い。
かなり前から、私たち業界人が所属せざる終えないNAR(Realtorの全国組織)や、ビルダー業界、ローンが絡む金融業界がロビーイングしていた。
NARに関していえば、それなりに聞こえのいい理由をつけてはいるけれど、結局のところ、家が売れないとリアルターの収入はないので、自分達の収入源を守るためにロビーイングしているだけ。
ここ数ヶ月の間、やれ何処其処の政治家にメールを送れ、電話をしろ、延長は絶対に必要だとみんなで呼びかけようとか、浅ましいほどのメールが飛び交っていた。
今は、やったやったとお祭り騒ぎ。
こういったspecial interestを押すロビーイングの一環を担いたくない。
数年前までは、私たちが業界で働くために毎年払わざる終えない会費の中で、いくらがロビーイング・グループの資金になっているかはっきり表示がなかったから知らずに支払ってきたけれど、明白になってからはその分払っていない。そんなのに加担する気にはなれないし。。。
私たちの業界に限った事ではないのはわかってる。
みんな、自分の業界、仕事、収入、生活を守る為って思って参加しているのだろうけれど、勝ち取る目的のロビーイングのプロの手に移った頃から目的がよじれてくるんじゃないかな。
決まってしまったのだからお客様にはきちんと説明するけれど、また再々度の延長などの話が始まったら絶対反対したい。
政府もここまでヘルプしたのなら、そろそろ税金の無駄使いはやめてマーケットの動向に任すべき。

Bulletin: Approval of expansion of the tax credit
Washington has approved the extension and expansion of the home buyer tax credit, this time including prior home owners.
So if you thought you missed out on the opportunity to receive tax money for buying a home, this might help.
It’s rare that we see a program that is so far-reaching that it allows many of us to grab money falling from the sky! With the first time home buyer tax credit nearing an end, the federal government has authorized the extension – and more importantly, the expansion – of the tax credit through June 30 of next year. President Obama plans to sign the bill Friday, November 6. Here are the highlights:
Extension of the time limit for contracts signed through April 30 and closed through June 30, 2010 for all buyers (first time and repeat).
Expansion to home buyers who have owned a home consecutively for five of the most recent eight years. They can receive up to $6,500 ($3,250 for an individual).
Income limits are much higher, with the limit for individuals raised to $125,000 and couples to $225,000 (with phase-outs for an additional $20,000 in income).
2010 purchases can receive the tax credit on 2009 tax return filings next year instead of waiting until 2011 filings of 2010 returns.
Limit of $800,000 purchase price.
In case you know somebody who bought a home earlier this year and wants to claim the repeat-buyer credit, no go. It’s only for buyers after Friday, Nov. 6.
Usually, programs like these are so limited we hardly know anybody who can use them. This time, if we can’t, a friend or family member probably can. So please pass this on to friends and family with a note that you recommend me to help them.

リアルターも生活がかかってるから、必死なのもわかるけど、それをさも初めて家を買うための人のためだと大義名分を振り回されるとちょっとイヤな感じ
逆にTax Creditを当てにして、ムリして家を買いそうな人たちがいそうで怖いです。
大きな政治上の事は、私たちに直接今すぐどうできる訳でもないのですが、りーりーさんのおっしゃるような、無理して家を買いそうな人ができるだけでないよう、「一般消費者はもっと賢くなければ！」と思います。
でも、無理でなく、ちょうどタイミング的にもあうのなら、どんどん利用すべきですよね。
