不動産はミステリーだらけ

ある社員が私の席に来ていきなり叫びました

“社長ミステリーです。ミステリー”

で私

“どうしたの？”

って聞くと

“それは言えません社長はすぐブログに書くから”

で

“なんだよ言えないなら一々ミステリーなんて言うなよ”

すると社員

“聞きたいですか？”

私

“そこまで言われたら聞きたいに決まってるだろう”

で社員

“では話しますが絶対にブログに書かないって約束できますか？”

私

“はい絶対に書きませんから話してください”

 

まぁそんなやりとりの後

内容を詳しく聞きました

約束ですからね

それをアップする事はできませんが

あえてミステリー小説風に言タイトルをつけるとすれば

死体なき殺人事件

ってとこでしょうか？

まぁ本人は大騒ぎしていますが

小学生の時にシャーロックホームズを読破した私からすれば

謎解きは簡単です。

おっと深入りしたくなりましたね

ガマン　ガマン

とにかく具体的には書けませんが

一般論で言えば

情報提供者が正しいとは限らない

って事です。

人間の脳は本当にやっかいで

不動産の仕事を長くしてくると

虚言壁の人もたくさん出会いましたし

また妄想と現実の区別がつかない

そんな人にも出会いました。

ですから

私はそもそも一方の話だけで物事を決めつける訳ではありません。

話を聞いたら

客観的な裏付けがあるか？

それをまず調べる

その意味では警察の捜査と一緒です。

これを怠って

一方の話だけで事実と決めつけると

大きな金銭的な倍書を求められる事がある

これが不動産の世界です。

例えば

売り物件の調査に行くと

私は必ず隣地の人に挨拶をして話を聞きますが

その隣地の人が

その土地の売り主は〇〇ザだから相手にしない方が良いよ

って忠告された事があります。

もちろん私はその可能性も頭に入れますが

逆に本当に売り主が反社会勢力だとすれば

隣地の人は怖がって何も言わないのが普通ですから

そもそもその話は怪しい

その前提で調査します。

そうすると

その隣人は変わり者で

隣の土地に家を建てさせないために

あらゆる妨害をしてきた

そして裁判まで起こされてる

なんて話もありました。

まぁ今回の話も似たような物です

一方の話だけをそのまま鵜呑みにすると

不動産の場合は価値が大きく落ちる

そんな可能性もありますので

最悪虚偽情報を流した

そう言われて訴えられる可能性もあるのです。

アメリカ大統領にまでなれば

どうやら虚偽情報を流しまくっても

何も問題ないようですが

我々零細不動産屋は命取りになります。

だから気をつけましょう

って話です。

An employee came to my desk and suddenly shouted,

 "there is a mystery. mystery."

"I'll tell you, but can you promise me that you won't write about it on your blog?"

Me

: "Yes, I won't write about it, so please tell me."

 

 Well, after that exchange,

I heard details.

It was a promise,

so I can't upload it,

but if I were to give it a title like a mystery novel,

I guess it would be

"Murder without a body."

Well, the person himself is making a big fuss,

but me as someone who read Sherlock Holmes from elementary school,

it's easy to solve the mystery.

Anyway, I can't write specifically,

but in general, the source of the information is not always correct.

The human brain is really tricky,

and I've worked in real estate for a long time,

and I've met a lot of people who lie,

and I've also met people who can't differentiate delusion and reality.

So I don't make assumptions based on just one side of the story.

When I hear a story, I check to see if there's any objective evidence.

In that sense, it's the same as a police investigation.

If you neglect to do this and assume that only one side of the story is true,

There are possibility that you will end up paying a large amount of money.

This is the world of real estate.

For example, when

I go to investigate a property for sale,

I always greet the neighbors and listen to what they say,

At one occasion

I've been advised by the neighbors that the seller of the property is a member of gang

so it's better not to deal with him

Of course, I keep that possibility in mind, but on the other hand,

if the seller is really a gang

the neighbors would normally be scared and not say anything

so I had investigated on that premise,

and the story would be suspicious to begin with.

and It turns out that the neighbor is was malicious man

who has been trying to prevent from building a house on the neighboring land,

and that the neighbor has even been taken to court.

 

Well, this time the story is similar.

If you only believe one side of the story, the value of the property could drop significantly,

so in the worst case scenario,

you could be sued for spreading false information.

If you become the President of the United States,

it seems like there's no problem with spreading false information,

but it could be fatal for us small real estate agents.

So, we need to be careful.
